About The Position

M.C. Dean is seeking a BOC Specialist 3 to monitor and operate the Building Automation System (BAS) for mission-critical facilities. This role involves responding to tenant calls, alarms, and work orders by making adjustments to the BAS. The specialist will also be responsible for logging issues, assisting other trades, monitoring system alarms, backing up software, debugging programs, checking hardware/software calibration, and performing function checks of control systems. Additionally, the role includes responding to service calls, determining causes of problems, implementing solutions, and recommending maintenance programs. The BOC Specialist will maintain communication with clients and the call center, escalate issues as needed, and ensure all work is performed in accordance with contract documents and company standards. A key aspect of the role is developing and maintaining procedures and checklists for service calls, routine maintenance, and commissioning tasks to ensure consistency and completeness.

Requirements

  • High school diploma or GED with at least 6+ years of progressive experience.
  • Applicants selected will be subject to a government security investigation and must meet eligibility requirements, including U.S. Citizenship, for access to classified information; ability to obtain & maintain HSPD & Secret, preferred HSPD-12 & Secret Active.
  • Three years BAS monitoring and DDC controls experience within the building controls industry.
  • Ability to operate a Windows PC.
  • Ability to read and interpret technical documentation including sequence of operations, technical product literature, programming manuals and specifications.
  • Ability to troubleshoot basic communications wiring, control logic wiring and end devices.
  • Knowledge of building mechanical and electrical equipment functions and use, HVAC systems control applications and relevant hardware and software products.
  • Knowledge of commonly used networks and network topologies.
  • Ability to work at a computer terminal with mouse and keyboard for extended periods.
  • Good customer communication skills.
  • Ability to lift, carry, and move objects weighing up to 50 pounds on a regular basis.
  • Ability to relocate a 12 foot stepladder without assistance.
  • Ability to work at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders.
  • Ability to walk, climb, lift, squat, crawl, kneel, push, pull and reach overhead on a routine and repetitive basis.
  • Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English.
  • May use a standard ladder without exceeding the weight limit while carrying tools.
  • Ability to tell when something is wrong or is likely to go wrong.
  • Ability to apply general rules to specific problems to produce answers that make sense.
  • Ability to combine pieces of information to form general rules or conclusions.
  • Ability to see details at close range (within a few feet of the observer).
  • Ability to listen to and understand information and ideas presented through spoken words and sentences.

Responsibilities

  • Monitoring and operating the Building Automation System (BAS).
  • Answering the Service Desk phone and creating work orders in the site work order system.
  • Applying adjustments in the Building Automation System in response to tenant calls, work orders, and alarms.
  • Working with the call center to log and identify problem areas in the building.
  • Assisting other trades in the field in the active troubleshooting of systems.
  • Monitoring system for alarms, providing reports, and performing triage on system reports and messages.
  • Monitoring controlled systems for performance and problems.
  • Backing up application software and checking network integrity of control devices.
  • Debugging and simulating programs, checking calibration of hardware/software devices, configuring parameters, and testing control components and software.
  • Performing function checks of all control systems and documenting results.
  • Setting up alarms for optimal efficiency and response.
  • Responding to service calls by determining the problem, identifying the cause, and implementing a solution.
  • Working with the customer to recommend and adjust a maintenance program for their system.
  • Identifying and implementing long-term service strategies.
  • Performing all work in accordance with contract documents and applicable company standards.
  • Performing work to meet required response times and facilitating others to meet response times.
  • Developing and maintaining procedures and checklists for service calls, system routine maintenance, and commissioning tasks.
  • Keeping Client/Call center informed of questions, progress, information needs, and discrepancies.
  • Initiating follow-up action to secure needed responses in a timely manner.
  • Using real-time judgment to escalate building issues to the proper entities.
