About The Position

The Below Market Rent (BMR) Program Compliance Specialist oversees day-to-day compliance tasks for an affordable housing portfolio and provides on-site teams with expert guidance on BMR program requirements. The role manages BMR unit certifications and resident recertification communications, maintains records and updates the Affordable Automation Application, coordinates with on-site teams and legal counsel on compliance matters, and submits reporting required by cities. The position is with Irvine Company Apartment Communities, a division of Irvine Company, which operates more than 125 apartment communities in coastal California. Requirements

General understanding of Affordable Housing Regulatory Agreements and requirements.
High school diploma or GED, or equivalent experience.

Nice To Haves

One year of experience with below market rents and/or affordable housing programs.
One year of experience in property management.
Experience with Salesforce, RealPage/OneSite, and Google Suite.
Certified Occupancy Specialist (COS) certification.

Responsibilities

Manage BMR unit certifications, from initial move-in eligibility approval or denial through timely annual recertifications.
Manage resident recertification communications, including reminders and collection of documentation.
Maintain comprehensive records and update the Affordable Automation Application.
Collaborate with on-site teams and legal counsel on compliance issues, including lease terminations.
Support internal partners with lease renewals and offers.
Submit reports required by cities and share updates with key stakeholders.
