About The Position

The Assistant Residential Property Manager (ARPM) is primarily responsible for managing financials, service excellence, leasing and day-to-day operations of a 39-unit property called Dorset Square in Dorchester, MA. This position will also involve a supporting role at Exeter Towers, our 94-unit luxury mid-rise tower in Back Bay and the Gloucester Street residences also located in Back Bay. The candidate should be mature, self-motivated and experienced at taking responsibility for measured goals within a fast-paced environment. It is imperative that this individual understand and live, the success-proven values of The Kensington Investment Company, Inc. The ARPM will be trained in all aspects of managing Dorset Square Residences and will report directly to the VP of Residential Real Estate. This is a growth position within a family-owned business, and the expectation is that the successful candidate will seek to explore responsibilities outside of the traditional ARPM role.

Responsibilities

  • Achieving established 2026 target goals for occupancy, retention and service excellence
  • Learn all aspects of Real Page software including resident input system, monthly billing and collections, A/P invoice approval, monthly forecasting and presentation
  • Learn all aspects of marketing and leasing including how to answer prospect calls, tour a prospective tenant, application submission, closing a prospect, lease execution, deposit collection, move-in and move-out procedures, unit inspections, working with residents on renewals and processing renewals through Real Page, managing availability and unit pricing through AIRM, assist with community events
  • Collaborate with KIC maintenance staff to handle the maintenance needs of the properties and coordinate unit turnover in preparation for new move-ins. This will also include managing 3rd part vendors and contracts
  • Cross train on operations at other KIC portfolio properties
  • Perform administrative tasks as needed
