About The Position

The Assistant Maintenance Supervisor is responsible for day-to-day maintenance operations and the physical upkeep of the assigned property, ensuring compliance with Avenue5 policies and standards, applicable local, state, and federal regulations, and the company risk management program. The role performs and coordinates maintenance and preventative maintenance, monitors work orders and property conditions, supports emergency response, and helps ensure resident satisfaction, safety, cleanliness, and curb appeal. The Assistant Maintenance Supervisor also mentors the maintenance team and completes special projects assigned by the Maintenance Supervisor or Property Manager.

Requirements

High school diploma or equivalent.
At least two years of experience in property management or a directly related field.
General maintenance and carpentry skills.
Valid driver's license, clean driving record, and current auto insurance.
Ability to read, write, and understand English.
Ability to use general office equipment, including a telephone, fax machine, printer, copier, and key track system.
Excellent customer service and interpersonal skills, with the ability to relate to others.
Strong organizational and time-management skills.
Ability to multitask and perform basic mathematical functions.
Ability to cope with and defuse situations involving angry or difficult people.
Ability to maintain confidentiality.
Maintain a professional appearance and comply with the prescribed uniform policy.
Comply with all safety requirements.
Complete and successfully pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.

Responsibilities

Perform maintenance and repairs involving electrical systems, plumbing, appliances, flooring, carpentry, HVAC, and grounds, as permitted by state guidelines.
Perform general carpentry, including wallboard, countertops and cabinets, finish carpentry, windows and glass, doors and locks, and ceramic tile repairs.
Perform proactive preventative maintenance, including siding, painting, lighting, sprinklers, pools, golf carts, and elevators.
Maintain the work order system and verify orders are completed promptly, to company standards and resident satisfaction.
Inspect property grounds, buildings, and common-area amenities daily for safety, cleanliness, and maintenance or replacement needs.
Assist with property emergencies, including snow and other inclement weather, fires, and floods.
Promptly communicate maintenance issues to the Maintenance Supervisor and Property Manager.
Observe and promote safety and risk management in accordance with applicable laws, regulations, and company rules.
Help monitor response times for emergency on-call and after-hours assignments, address issues as needed, and participate in the on-call rotation when necessary.
Promote customer satisfaction through cleanliness and curb appeal, and interact courteously and professionally with current and prospective residents.
Foster positive, active, collaborative relationships with residents, other properties, and associated agencies.
Conduct pre-move-in and post-move-out apartment inspections and ensure timely completion of quality unit turns.
Mentor the maintenance team and promote a professional demeanor and appearance across the team.
Adhere to all components of the company risk management program.
Complete special projects assigned by the Maintenance Supervisor and/or Property Manager.
