About The Position

The Assistant Maintenance Supervisor is responsible for day-to-day maintenance operations and the physical upkeep of the assigned property. The role ensures the property meets Avenue5 policies and standards, complies with applicable local, state, and federal regulations, and follows the company risk management program. The position performs and coordinates repairs, preventive maintenance, property inspections, work-order completion, emergency response, and apartment inspections and unit turns. It also mentors the maintenance team and supports resident satisfaction through safe, clean, well-maintained property conditions and professional interactions.

Requirements

• High school diploma or equivalent.
• At least two years of experience in the property management industry or a directly related field.
• General maintenance and carpentry skills.
• Valid driver’s license, clean driving record, and current auto insurance.
• Ability to read, write, and understand English.
• Ability to use general office equipment, including a telephone, fax machine, printer, copier, and key track system.
• Excellent customer service and interpersonal skills, including the ability to relate to others.
• Strong organizational and time-management skills.
• Ability to multitask and perform basic mathematical functions.
• Ability to cope with and defuse situations involving angry or difficult people.
• Ability to maintain confidentiality.
• Professional appearance and compliance with the prescribed uniform policy.
• Compliance with all safety requirements.

Responsibilities

• Perform maintenance repairs involving electrical systems, plumbing, appliances, flooring, carpentry, HVAC, and grounds, as permitted by state guidelines.
• Perform general carpentry duties, including wallboard, countertops and cabinets, finish carpentry, windows and glass, doors and locks, and ceramic tile repairs.
• Perform proactive preventive maintenance involving items such as siding, painting, lighting, sprinklers, pools, golf carts, and elevators.
• Maintain the work-order system and verify orders are completed promptly, to company standards, and to residents’ satisfaction.
• Inspect property grounds, buildings, and common-area amenities daily for safety, cleanliness, and maintenance, repair, or replacement needs.
• Assist with property emergencies, including snow and other inclement weather, fires, and floods.
• Promptly communicate maintenance issues to the maintenance supervisor and property manager.
• Observe and promote safety and risk management in accordance with applicable laws, regulations, and company rules.
• Help monitor response times for emergency on-call and after-hours maintenance assignments, address issues as needed, and participate in the on-call rotation as necessary.
• Promote resident satisfaction by maintaining cleanliness and curb appeal and interacting courteously and professionally with current and prospective residents.
• Foster positive, active, and collaborative relationships with residents, other properties, and associated agencies.
• Conduct pre-move-in and post-move-out apartment inspections and ensure timely completion of quality unit turns.
• Mentor the maintenance team and promote a professional demeanor and appearance across the team.
• Adhere to all components of the company risk management program.
• Complete special projects assigned by the maintenance supervisor and/or property manager.
• Complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
