About The Position

The Assistant Maintenance Director supports the upkeep and functionality of apartment communities by performing repairs and maintenance on HVAC, electrical, plumbing, flooring, carpentry, drywall, and pool systems. The role helps ensure work orders are handled promptly, assists with routine property inspections, and supports compliance with safety regulations and Fair Housing laws. It combines hands-on physical work with occasional office responsibilities and includes significant outdoor work in varying weather conditions.

Requirements

• HVAC, EPA, and CPO certifications are required.
• At least three years of general maintenance experience is required.
• At least one year of apartment maintenance experience is required.
• High school diploma or equivalent is required.
• Knowledge of basic electrical work, plumbing, drywall and painting, carpentry, ceramic tile, and appliance installation, removal, and repair.
• Ability to multitask, stay organized, and meet deadlines.
• Ability to lift and carry up to 50 lbs. regularly and up to 100 lbs. occasionally.
• Ability to stand, bend, stoop, squat, and kneel for extended periods.
• Ability to safely climb ladders and stairs as part of daily tasks.

Nice To Haves

• Experience with turnovers and make-readies of vacant units in the multifamily industry.

Responsibilities

• Troubleshoot, diagnose, and repair HVAC, electrical, plumbing, flooring, carpentry, drywall, and pool systems.
• Respond to work orders within 24–48 hours and complete them as soon as possible.
• Assist the Maintenance Director with routine property inspections to ensure safety standards are met and applicable local, regional, and national government requirements are followed.
• Respond to tenant requests in a timely manner and provide excellent customer service.
• Ensure compliance with federal, state, and local laws.
• Consistently abide by Fair Housing regulations.
• Perform other duties as required and assigned.
