Pratum Companies is seeking experienced, energetic, and dependable Assistant Community Managers to join our South Florida team. This role is crucial to the day-to-day success of our communities, involving interaction with residents, assistance with compliance and recertifications, support for leasing and collections, and ensuring the smooth operation of the community. This is not a desk-bound position; you will actively contribute to the community's functioning. Requirements

  • Previous residential Property Management experience.
  • Working knowledge of HUD/Section 8 recertifications and compliance.
  • Knowledge of HUD rules and regulations.
  • Accounts receivable and collections experience.
  • Experience with rent collections, deposits, resident accounts, and general property operations.
  • Strong organizational and time-management skills.
  • Excellent written and verbal communication skills.
  • Strong customer service skills.
  • Ability to work independently and follow through on assignments.
  • Working knowledge of Microsoft Word, Excel, Outlook, and property management software such as OneSite and/or Yardi.
  • High school diploma or GED required.
  • Ability to read and write English fluently.
  • Ability to perform intermediate mathematical calculations.
  • Comfortably use property management and resident management software.

Nice To Haves

  • Affordable housing experience is strongly preferred.
  • Candidates with HUD, Section 8, LIHTC/Tax Credit, recertification, leasing, collections, and compliance experience are especially encouraged to apply.
  • COS (Certified Occupancy Specialist).
  • TCS (Tax Credit Specialist).
  • HCCP or another nationally recognized affordable housing/compliance certification.

Responsibilities

  • Assist with HUD, Section 8, Tax Credit/LIHTC recertifications and compliance.
  • Schedule and conduct resident recertification interviews.
  • Review income, assets, rent calculations, and required documentation for accuracy.
  • Maintain resident files in accordance with company and regulatory requirements.
  • Maintain and manage the property waiting list.
  • Assist with leasing, rent collections, accounts receivable, deposits, and resident services.
  • Build positive relationships with current and prospective residents.
  • Prepare and execute lease documents and other required paperwork.
  • Assist residents with questions and help resolve concerns, complaints, disturbances, and lease violations.
  • Coordinate inspections and resident information.
  • Support the Community Manager with the daily operation of the property.
  • Maintain accurate records and help ensure deadlines are met.
