About The Position

Pratum Companies is seeking experienced, energetic, and dependable Assistant Community Managers to join our South Florida team. This role is crucial to the day-to-day success of our communities, involving interaction with residents, assistance with compliance and recertifications, support for leasing and collections, and ensuring the smooth operation of the community. This is not a desk-bound position; you will work closely with the Community Manager and be an active part of community operations. Requirements

  • Previous residential Property Management experience
  • Working knowledge of HUD/Section 8 recertifications and compliance
  • Knowledge of HUD rules and regulations
  • Accounts receivable and collections experience
  • Experience with rent collections, deposits, resident accounts, and general property operations
  • Strong organizational and time-management skills
  • Excellent written and verbal communication skills
  • Strong customer service skills
  • Ability to work independently and follow through on assignments
  • Working knowledge of Microsoft Word, Excel, Outlook, and property management software such as OneSite and/or Yardi
  • High school diploma or GED
  • Ability to read and write English fluently
  • Ability to perform intermediate mathematical calculations
  • Comfortably use property management and resident management software

Responsibilities

  • Assisting with HUD, Section 8, Tax Credit/LIHTC recertifications and compliance
  • Scheduling and conducting resident recertification interviews
  • Reviewing income, assets, rent calculations, and required documentation for accuracy
  • Maintaining resident files in accordance with company and regulatory requirements
  • Maintaining and managing the property waiting list
  • Assisting with leasing, rent collections, accounts receivable, deposits, and resident services
  • Building positive relationships with current and prospective residents
  • Preparing and executing lease documents and other required paperwork
  • Assisting residents with questions and helping resolve concerns, complaints, disturbances, and lease violations
  • Coordinating inspections and resident information
  • Supporting the Community Manager with the daily operation of the property
  • Maintaining accurate records and helping ensure deadlines do not become emergencies
