We are a growing property management company seeking an experienced, hands-on Area Property Manager to oversee a group of multi-family properties in the Phoenix, Arizona area. Requirements

  • Minimum 3 years of multi-family property management experience; prior experience overseeing more than one property or supervising on-site staff preferred.
  • High school diploma or GED required; college coursework or degree preferred.
  • Working knowledge of property financials — ability to read, analyze, and interpret budgets and financial reports.
  • Excellent written and verbal communication skills; professional presentation with residents, vendors, and internal stakeholders.
  • Proficiency in Microsoft Word and Excel; experience with property management software (Yardi, ResMan, AppFolio, or OneSite) preferred.
  • Strong organizational and problem-solving skills with the ability to manage multiple priorities across multiple properties.
  • Ability to work independently and thrive in a fast-paced, changing environment.
  • Reliable personal transportation and a clean driving record, for travel between properties, company errands, bank deposits, and marketing.
  • Availability to work a flexible schedule, including some weekends, based on property needs.

Responsibilities

  • Take full ownership of day-to-day operations for a group of assigned multi-family properties, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, and vendor relations.
  • Monitor property performance goals — occupancy, leasing and closing ratios, delinquency, and NOI — and take corrective action to keep each property on track.
  • Prepare and manage annual property budgets; review monthly financial reports and explain variances to the Regional Property Manager.
  • Ensure resident ledgers, bank deposit slips, and property financial reports are accurate and error-free.
  • Assist in managing the purchase order process and approve property-level expenditures within authority limits.
  • Apply Company leasing standards to warmly greet prospective residents, qualify them, identify their needs and preferences, professionally present the property and apartment homes, use feature/benefit selling, close the sale, and follow up.
  • Develop and execute marketing and outreach plans to attract prospects and maintain a strong traffic pipeline.
  • Process lease applications, participate in verification, notify applicants of results, and complete all lease paperwork and related addendums.
  • Set competitive rental rates and renewal strategies in coordination with the Regional Property Manager.
  • Answer incoming calls professionally and handle each appropriately, whether the caller is a prospective resident, current resident, internal team member, or vendor.
  • Record resident service requests completely and accurately, route them to maintenance for prompt processing, and follow up with residents to confirm satisfaction.
  • Communicate regularly with residents to address needs, resolve concerns, and build long-term relationships that support retention.
  • Ensure full compliance with fair housing and Arizona landlord-tenant law.
  • Accept rents, deposits, and application fees; post all receipts daily and make bank deposits prior to bank closing each day.
  • Issue notices as appropriate — late payment, returned check memos, and eviction notices — in accordance with Company policy and Arizona law.
  • Minimize delinquency through consistent, respectful follow-through on collection activities, including phone calls, notices, and personal visits.
  • Ensure the leasing office, club room, models, and vacant apartments are clean, lease-ready, and present a warm, welcoming image of the property.
  • Walk the property regularly; pick up litter, note curb-appeal and safety issues, and report service needs to the maintenance team.
  • Coordinate with vendors and the maintenance team on repairs and unit turns; confirm quality of completion.
  • Pitch in with light cleaning, vacuuming, and dusting when needed.
  • Maintain accurate resident records in accordance with Company policy.
  • Update daily reports covering notices to vacate, vacancy, and property activity.
  • Organize and file all applicable reports, leases, applications, and paperwork.
  • Provide oversight of on-site staff at each assigned property; set clear expectations, coach for accountability and service standards, and support professional development.
  • Participate in the selection, recruitment, onboarding, and retention of team members in partnership with the Regional Property Manager.
  • Identify potential problems early and propose practical solutions.
  • Make use of available resources — fellow team members, training manuals, and guides — and share knowledge across the team.
