About The Position

Adara Communities is hiring an experienced, hands-on Apartment Property Manager for Summit Ridge, a conventional 216-unit community. The role oversees daily property operations and calls for strong leadership, resident-relations skills, and financial acumen. The manager leads and develops onsite team members, monitors financial and leasing performance, manages rent collection and expenses, addresses resident concerns, and maintains community standards and compliance. Candidates must live within 20 miles of the property or be willing to relocate.

Requirements

At least 2 years of apartment manager experience, including supervising onsite staff.
Stable work history.
Strong leadership, coaching, and performance-management abilities.
Proven sales, marketing, and customer service skills.
Excellent communication, organization, and problem-solving abilities.
Experience managing conventional communities of 200 or more units.
Valid driver's license and reliable transportation.
Live within a 20-mile radius of the property or be willing to relocate.

Responsibilities

Oversee daily operations for a 216-unit conventional community.
Lead, manage, and develop onsite team members through coaching, training, and performance management.
Report key performance indicators, including financial and budget status, occupancy, and leasing metrics.
Manage rent collection, address delinquencies, and monitor operating expenses.
Investigate and help resolve resident concerns, disturbances, and policy violations professionally.
Drive leasing performance through sales and marketing strategies.
Conduct routine property inspections, including inspections of vacated units and community walk-throughs.
Ensure accurate documentation and compliance with company procedures, and maintain strong organizational practices.
Uphold exceptional customer service and community standards.
