Apartment Property Manager
About The Position
Adara Communities is hiring an experienced, hands-on Apartment Property Manager for Domain at Kirby, a 293-unit conventional community. The role oversees daily property operations and onsite team members while supporting strong financial performance, leasing results, resident relations, and community standards. The manager reports key performance indicators, manages rent collection and operating expenses, addresses resident concerns, conducts property inspections, and ensures accurate documentation and compliance with company procedures. Candidates must live within a 20-mile radius of the property or be willing to relocate.
Requirements
- At least 2 years of apartment manager experience, including supervising onsite staff.
- Stable work history.
- Strong leadership, coaching, and performance-management abilities.
- Proven sales, marketing, and customer service skills.
- Excellent communication, organization, and problem-solving abilities.
- Experience managing conventional communities of 200 or more units.
- Valid driver's license and reliable transportation.
- Must live within a 20-mile radius of the property or be willing to relocate.

Responsibilities
- Oversee daily operations for a 293-unit conventional community.
- Lead, manage, and develop onsite team members through coaching, training, and performance management.
- Report key performance indicators, including financial and budget status, occupancy, and leasing metrics.
- Manage rent collection, address delinquencies, and monitor operating expenses.
- Investigate and help resolve resident concerns, disturbances, and policy violations professionally.
- Drive leasing performance through sales and marketing strategies.
- Conduct routine property inspections, including vacated units and community walk-throughs.
- Ensure accurate documentation and compliance with company procedures, maintaining strong organizational practices.
