About The Position

KH Properties is seeking an experienced HVAC Maintenance Technician to perform skilled HVAC repairs, installations, and preventative maintenance. The ideal candidate is reliable, self-sufficient, and takes pride in their craftsmanship, enjoying the structure and space to manage their work efficiently. This role requires precision, speed, and strong attention to detail, with a preference for clear communication via email or digital updates. The technician will work independently, diagnose and troubleshoot mechanical, electrical, and refrigeration issues, and maintain detailed records of materials, time, and repairs. The position also involves supporting small property-level projects and maintaining an organized, safe, and clean work area.

Requirements

  • Minimum of 2–3 years of professional HVAC experience in a residential or multifamily setting.
  • Strong diagnostic and repair skills for HVAC, plumbing, and electrical systems.
  • EPA certification (Type I and II or Universal) required.
  • Proven ability to manage multiple maintenance requests independently with attention to detail.
  • Reliable communication via email or digital reporting.

  • Physical ability to lift up to 80 lbs and perform work in varied weather conditions.

Responsibilities

  • Perform skilled HVAC repairs, installations, and preventative maintenance to ensure all systems operate efficiently and safely.
  • Diagnose and troubleshoot mechanical, electrical, and refrigeration issues with precision and urgency.
  • Complete work orders independently and document all maintenance activities using email or digital tracking systems.
  • Maintain detailed records of materials, time, and repairs according to company processes.
  • Ensure all HVAC work meets compliance and safety standards, following a structured and consistent approach.
  • Support small property-level projects as needed, prioritizing efficiency and accuracy.
  • Maintain an organized, safe, and clean work area with respect for personal and resident spaces.
