About The Position

AIR Communities is seeking an Apartment Maintenance Manager for its apartment community in Denver, CO. This role is crucial in ensuring the appearance and maintenance of our communities, making them a desirable place to live. We utilize industry-leading technology to support our maintenance teams in efficiently serving residents. Responsibilities include preparing apartments for new residents and addressing service requests for current residents, with each day presenting unique challenges.

Requirements

  • At least 3 years of experience with technical maintenance and facilities management in the property management industry
  • 1-3 years of experience leading a team of people in customer service and asset maintenance
  • A reliable mode of transportation
  • Ability to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs and seasonality), and on-call shifts (at least one week a month)
  • Comfort with physical activity as you must be able and willing to move heavy equipment and machinery
  • Ability to read, write, and speak English

Responsibilities

  • Lead and develop a team of 1+ direct reports
  • Provide exemplary service to residents and team members
  • Manage all aspects of property maintenance, including vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests
  • Communicate property maintenance and capital needs to management and ensure they are addressed
  • Ensure property follows AIR operating procedures/guidelines, regulations, and other compliance matters, including Environmental Health & Safety
  • Manage budget efficiently to maximize return on investment while maintaining the highest level of quality and customer service
