About The Position

AIR Communities is seeking a Service Manager to join their team at the Emory Point apartment community in Atlanta, GA. This role is crucial in ensuring the apartment communities are well-maintained and a desirable place to live. The Service Manager will be responsible for the appearance and upkeep of the community, directly impacting resident satisfaction. The position utilizes industry-leading technology for a modern maintenance approach, focusing on both apartment turnovers for new residents and resolving service requests for current residents, offering new challenges daily.

Requirements

  • At least 3 years of experience with technical maintenance and facilities management in the property management industry.
  • 1-3 years of experience leading a team of people in customer service and asset maintenance
  • A reliable mode of transportation
  • Ability to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs and seasonality), and on-call shifts (at least one week a month)
  • Comfort with physical activity as you must be able and willing to move heavy equipment and machinery
  • Ability to read, write, and speak English

Responsibilities

  • Lead and develop a team of 1+ direct reports
  • Provide exemplary service to residents and team members
  • Manage all aspects of property maintenance which includes vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests
  • Communicate property maintenance and capital needs to management and ensure maintenance and capital needs are addressed
  • Ensure property follows / in compliance with AIR operating procedures/guidelines, regulations, and other compliance matters including those related to Environmental Health & Safety
  • Manage budget efficiently to maximize return on investment while maintaining highest level of quality and customer service
