About The Position

AIR Communities is seeking an Apartment Maintenance Manager for Highlands Grand Terrace. This role involves leading a maintenance operation, developing a skilled team, and making a significant impact on the community. The manager will oversee maintenance operations, capital planning, vendor partnerships, and service delivery, ensuring the property is maintained to the highest standards, in collaboration with community leadership.

Requirements

  • 3+ years of maintenance leadership experience in multifamily housing, facilities management, hospitality, commercial real estate, or a related environment.
  • Proven success leading and developing maintenance teams.
  • Strong technical expertise in HVAC, plumbing, electrical, appliance repair, and general building systems.
  • Experience managing vendors, preventative maintenance programs, apartment turns, and operating budgets.
  • Reliable transportation.
  • Ability to safely perform the physical requirements of the role.
  • Ability to read, write, and communicate effectively in English.

Responsibilities

  • Lead, mentor, and develop a high-performing maintenance team.
  • Oversee all aspects of property maintenance, including preventative maintenance, apartment turns, resident service requests, and vendor relationships.
  • Drive the execution of maintenance strategies that support resident satisfaction, asset preservation, and operational performance.
  • Partner with community leadership to identify, prioritize, and execute capital improvement projects that enhance resident satisfaction, operational efficiency, and asset value.
  • Manage budgets, inventory, and resources with a focus on quality, efficiency, and long-term value.
  • Ensure compliance with company standards, Environmental Health & Safety requirements, and applicable regulations.
  • Participate in a scheduled on-call rotation to support emergency maintenance needs.
