About The Position

The overall objective of the Leasing Consultant position is to maintain a high physical occupancy by focusing their efforts on the attraction and retention of qualified residents to his or her community. Responsible for leasing, marketing and maintaining positive resident relations. Reports to: Community Manager

Requirements

  • Proficient computer skills.
  • Experience using Microsoft Office applications including Word, Excel, Powerpoint and Outlook.
  • Basic knowledge of Fair Housing laws.
  • Minimum one year experience in customer service related industry.
  • 1+ years of multifamily property management experience, including regional or multi-site oversight
  • Demonstrated success in improving property performance and team leadership
  • Highly proficient computer skill including MS Word, Excel, Outlook and PowerPoint

  • PMS Experience is a plus

Responsibilities

  • General office duties including assisting in lease transactions by typing leases, gathering applicant history and credit approvals, and providing general clerical assistance to the community office (i.e., answer telephone, writing work orders, typing and filing).
  • Community Leasing including greeting prospects, determining needs and wants, completing guest cards, touring the property by showing model or ready vacant apartments, highlighting amenities and closing the sale. This also includes obtaining required information to process applications for approval, typing leases and applicable addendums, ensuring the apartment is ready for move-in on the agreed date, following up on prospects unable to close, securing new resident signature(s) on appropriate paperwork prior to move-in, reviewing and orienting new residents to the community’s specific rules, regulations and policies, monitoring renewals, and writing and distributing resident notices as needed.
  • Resident Relations including listening respectfully to resident requests, complaints and comments, responding accordingly to rectify the situation after discussing with the Property Manager when required, and enforcing Community Policies.
  • Community Marketing including updating all web-sites with current availability and pricing, placing multiple daily ads on Craigslist.com, Facebook and other online advertising mediums, distributing resident flyers promoting Resident Referral Fees & various community events or promotions, assisting in placing, removing and updating all banners, balloons, bandit signs and flags around the property and other locations where outward marketing is performed, distributing newsletters, flyers and pamphlets, shopping competitors monthly and keeping updated market surveys, and suggesting specials and/or pricing modifications based on market surveys to stay competitive.
  • Attendance is an essential job function.
