About The Position

The Apartment HVAC Technician supports a small group of nearby properties in Omaha, Nebraska, with predictable daily routes and consistent HVAC work. This is a full-time, year-round, on-site day-shift position, scheduled Monday through Friday from 8:00 a.m. to 5:00 p.m. The role includes shared on-call responsibilities for emergencies, with additional bonuses and paid time for emergency work. A physical demonstration of the ability to complete job duties is required during the interview process. Pre-employment screenings include a criminal background check and drug screening.

Requirements

Experience with HVAC repair.
Experience with HVAC troubleshooting.
EPA and HVAC certification.
Basic electrical skills.
Basic plumbing skills.
Ability to assist with general maintenance when needed.
Ability to complete the physical demonstration of job duties during the interview process.
Ability to complete pre-employment criminal background and drug screenings.

Housing inspection experience.

Responsibilities

Repair, replace, and perform preventive maintenance on HVAC systems.
Perform interior and exterior painting and staining.
Manage and adapt a preventative maintenance program.
Perform exterior structural maintenance as needed.
Help manage coverage of a 24/7 emergency cell phone.
Perform snow removal when applicable.
Assist with general maintenance when needed.

Benefits

Hourly pay of $28 to $35, paid biweekly.
Quarterly bonuses of up to $750 based on site performance.
On-call bonus of $100; an additional $50 for being on call on a holiday.
