About The Position

The Collier Companies (TCC) is seeking a Vice President of Operations for their Florida Home Office in Gainesville. This is an on-site role. TCC owns 12,000 Apartment Homes primarily in Florida and plans to double in size in the next decade. The Vice President of Operations reports to the President of Operations and is responsible for motivating, developing, and holding accountable a team of Regional Community Managers and Regional Service Managers. This role has direct operational oversight of approximately 5,000+ apartment homes across Luxury Multifamily, Student Housing, and Workforce Housing communities, and provides leadership across the broader portfolio of over 12,000 apartment homes in multiple Southeast markets. Key responsibilities include property performance, financial results, revenue and NOI growth, occupancy and leasing, resident experience, maintenance operations, capital improvements, asset preservation, and execution of company standards. The VP is expected to identify opportunities, solve problems, drive accountability, develop leaders, and ensure operational excellence. The position is involved in lease-ups of new developments and integration of new acquisitions. The role requires coordination of property operations, financial planning, strategic market positioning, and product marketing. The VP manages Regional Community Managers who oversee Senior Community Managers and/or Community Managers. Flexibility and adaptability to market changes and owner objectives are essential.

Responsibilities

  • Oversee financial plans for each assigned region and ensure profitability with a focus on revenue growth generation versus expense control.
  • Mentor and develop all regional managers while growing the team to perform more autonomously.
  • Identify and communicate achievable goals and resource challenges to achieve goals with recommended solution options.
  • Maintain awareness of individual markets to stay abreast of trends in leasing, staffing, product conditions, supply, and customer traffic influencers.
  • Foster communication, collaboration, flexibility, open frame, and a productive team environment in our communities and with corporate Home Office Team Members.
  • Maintain up-to-date awareness of industry compliance, code, and legal issues.
  • Be flexible and adaptive to the ever-changing market and the owner's objectives and company goals.
  • Coordinate activities in functional areas such as property operations, financial planning, strategic market positioning, and product marketing.
  • Manage a group of Regional Community Managers who have Senior Community Managers and/or Community Managers reporting to them.
  • Identify opportunities, solve problems proactively, drive accountability, develop future leaders, and ensure consistent operational excellence across communities and markets.
  • Maximize the potential of the assigned real estate portfolio of approximately 50+ communities.
  • Complete responsibility for all phases of the property management function.
  • Involvement in the lease-up of new developments and successful integration of new acquisitions.
