About The Position

We are seeking a seasoned Vice President of Property Management to spearhead our property operations and elevate our portfolio. The Vice President is responsible for the strategic oversight and operational execution of underperforming, distressed, or high-priority assets across the portfolio as well as stable assets and lease ups. This role leads turnaround initiatives focused on stabilizing occupancy, improving collections, enhancing operational performance, and protecting asset value. Serving as the right hand to the President of the Affordable Housing division, the VP partners with operations, compliance, and ownership to diagnose issues, implement corrective action plans, and drive measurable results within defined timelines. This role is ideal for an experienced property management leader passionate about innovation, execution, and leadership in the real estate sector.

Requirements

  • Bachelor’s degree in Business, Real Estate, Business Administration, or related field (required).
  • Minimum of 10 years of senior leadership experience in multifamily and affordable housing property management.
  • Extensive experience with affordable housing programs (LIHTC, RAD, PBV) and knowledge of both affordable and market-rate housing.
  • Advanced industry training credentials that authenticate understanding of rental housing programs.
  • Proven track record of asset stabilization, lease-up execution, rehabilitation, and turnaround performance.
  • Experience managing large, multi-site portfolios with successful outcomes.
  • Strong financial acumen with demonstrated ability to read financial statements and manage expenses and revenue within budgets.
  • Proficiency in property management platforms (OneSite, Yardi, etc.) and Microsoft Word and Excel, with the ability to quickly master new applications.
  • Deep understanding of property management laws and regulations.
  • Ability to work in a fast-paced environment with strong organizational, follow-up, and multi-priority management skills.
  • Strategic thinking with strong execution focus.

Responsibilities

  • Develop and implement comprehensive property management strategies aligned with the company’s mission, objectives, and annual goals — from the management company down to the individual asset.
  • Partner with the President and Operations teams to establish and drive execution of a robust strategic plan and lead the change process needed to implement it.
  • Drive innovation and sustainability initiatives across the property portfolio.
  • Engage new start-up communities from concept through inception.
  • Assume direct oversight of designated underperforming assets.
  • Develop and execute 30-60-90 day recovery plans with clear KPIs.
  • Drive improvements in occupancy, leasing velocity, and NOI performance.
  • Identify and eliminate operational inefficiencies and revenue leakage.
  • Oversee struggling lease-ups and assets below stabilized occupancy.
  • Oversee management of all properties in the portfolio to ensure optimal occupancy and tenant satisfaction, delivering on the “Residents First” brand promise.
  • Align pricing strategies with market conditions and demand trends.
  • Implement targeted marketing, outreach, and conversion strategies.
  • Monitor traffic, applications, approvals, and move-in performance.
  • Lead strategy for assets with elevated delinquency or low collections.
  • Standardize collection practices, reporting, and escalation protocols.
  • Partner with legal and compliance teams on eviction and payment plan strategies.
  • Ensure consistent execution of collection efforts across assigned assets.
  • Conduct rapid operational assessments across staffing, maintenance, and leasing.
  • Identify leadership gaps and implement immediate corrective actions.
  • Support hiring, restructuring, or reassignment of site and regional teams as needed.
  • Ensure operational consistency and accountability across assets.
  • Build, lead, and develop best-in-class regional and property teams that collaborate, communicate, and resolve challenges effectively in the best interests of the company.
  • Select, develop, and supervise strong Regional Managers who reflect company principles, and foster an “ownership” culture.
  • Assign responsibilities across the portfolio and provide mentoring and career guidance to support team growth.
  • Partner with compliance teams to ensure adherence to LIHTC, RAD, PBV, and all local, state, and federal regulations governing affordable housing programs.
  • Identify and mitigate operational and financial risks.
  • Support audit readiness and corrective action plans for compliance findings.
  • Collaborate with the leadership team on loss trend, coverage, and exposure analysis for existing and new business opportunities.
  • Manage budgets, forecasts, and reports, ensuring financial targets are met and resources are allocated efficiently.
  • Monitor and report on key performance indicators, including occupancy, collections, and NOI.
  • Provide regular updates to executive leadership and ownership stakeholders.
  • Analyze financial trends and recommend strategies to improve asset performance.
  • Work with Asset Management to deliver portfolio-level analyses on operating and financial performance, reviewing them routinely with responsible partners and managers to direct operating and capital strategies.
  • Ensure alignment with budget and pro forma expectations.
  • Serve as a spokesperson for the organization, engaging with stakeholders and the broader community to communicate its mission, programs, and value.
  • Maintain strong relationships with property owners, tenants, and external partners.
  • Participate in outside industry organizations and activities that promote the company’s mission and reputation.
  • Collaborate with Asset Management, Operations, Marketing, Compliance, and Facilities.
  • Serve as a key liaison with ownership groups on high-priority assets.
  • Drive alignment across teams to ensure execution of recovery and growth strategies.
  • Proactively communicate with responsible partners about problems, opportunities, and critical issues.
