About The Position

The Vice President, Equity will support the Asset Management Team and understands the importance of engaging and empowering a team of highly talented technical and professional analysts and associates. This role is an agile team player who works cross-functionally with different parts of the organization. The Vice President, Equity will have great interpersonal skills to help manage, mentor, and organize a team on their deals. The candidate will ideally have held similar positions in asset management or acquisitions with a specific focus in at least one asset class. The Vice President, Equity will use their strong understanding of the fund-level metrics to help drive decision making on the asset level. This role is the leading communicator directly with clients and ensures timely completion of deliverables. The Vice President, Equity will grow and mentor their Analysts and Associates. This role will be an entrepreneur and contribute strategies to improve processes and procedures on both the deal level, and Bellwether corporate level.

Requirements

  • Bachelor’s degree required
  • A minimum of 7 years’ relevant experience
  • At minimum of 3 years’ experience in managing directly reporting employees
  • Strong experience negotiating PSAs, loan documents, JV agreements
  • Mastery in Microsoft Excel, PowerPoint and ARGUS Enterprise
  • Experience with property underwriting and advanced financial modeling
  • Have a strong understanding of the fund-level metrics to help drive decision-making on the asset level
  • Have a strong understanding of macro-trends that could potentially impact investment level decisions
  • Have strong reviewer skills when looking at Excel-based underwriting models, including complex cash flow, budget, IRR and fund/partnership waterfall modeling
  • Ability to perform responsibilities independently and proactively, solve problems, and improve processes and/or services
  • Self-directed, takes initiative and responsibility, ensures completion of tasks
  • Excellent verbal and written communication skills; strong listening and interpersonal skills

Responsibilities

  • Assist in the proactive monitoring and hands-on asset management of a portfolio of real estate equity investments throughout the U.S. consisting of stabilized, value-add and ground-up development projects;
  • Review and analyze business plans, construction budgets and schedules, property-operating performance and capital improvement projects;
  • Review and monitor marketing and sales activity;
  • Liaison with operating partners and leading members of the Acquisition Teams to review business plan execution and drive asset/portfolio performance;
  • Develop and maintain detailed asset-level cash flow reforecasting models;
  • Guide asset management team in the maintenance of detailed models to monitor the performance of investments;
  • Structure and implement various sensitivity analyzes and stress tests at the deal-level to help guide clients in difficult strategic decisions;
  • Work cohesively with the Bellwether construction management team, partners and applicable third parties;
  • Underwrite a variety of asset classes using Excel-based underwriting models, including complex cash flow, budget, IRR and fund/partnership waterfall modeling;
  • Demonstrate strong leadership abilities and effective management skills, with a desire to manage, mentor and develop team members;
  • Involved with staff selection, interviewing and training as needed;
  • Oversee the day-to-day workload and performance of direct reports, providing clear direction and support as needed to achieve work objectives;
  • Ensure that direct reports understand their duties and delegated tasks;
  • Monitor performance and development of direct reports and provide constructive and timely feedback and coaching;
  • Work with direct reports to set individual goals and deadlines and conduct regular performance reviews aligned with performance review process;
  • Handle discipline of employees in accordance with company policy.
