About The Position

The Vice President of Engineering is responsible for all engineering operations of premium office, Life-Science, and mix-used properties in San Diego, Greater Los Angeles, San Francisco, Pacific Northwest, and Austin, Texas approximating 17 million rentable square feet. Maintain current knowledge of emerging technology and energy conservation innovations, existing, pending and newly enacted regulations or laws impacting our building systems. This position supervises all engineering operations and mechanical maintenance throughout the portfolio within the jurisdiction of the Engineering Department.

Requirements

  • Working knowledge of the operation and maintenance of Class A office buildings, Life Science buildings and specialized facilities, including the following systems: Mechanical, Plumbing and Electrical, Fire Life Safety, waterproofing, curtain walls, energy monitoring systems and building automation systems.
  • Extensive, practical, and on-the-job employment of similar facilities and portfolio scale, with a minimum of fifteen (15) years’ experience.
  • Background in Class A office, life-sciences and/or laboratory facility management, and sustainability initiatives and implementation.
  • Travel will be required.

Responsibilities

  • Provide strategic oversight of engineering operations, including preventative and corrective maintenance operations, capital planning and project execution, environmental and energy performance, and overall operational readiness.
  • Ensure all properties operate at the highest standards of efficiency, safety, and tenant experience.
  • Work in close partnership with Asset Management, Property Management, Design, Construction, Development, Investment, and Sustainability teams, as well as executive leadership to ensure operations, financial, safety, sustainability, and customer service objectives are met.
  • Oversee the portfolio’s engineering staff, including Kilroy Realty Corporation (“Kilroy”) employees, third party contract employees, and all related personnel.
  • Act as primary Kilroy contact with Kilroy’s third-party contracted engineering services provider(s) (Contractor(s)).
  • Work with Contractor(s) to ensure compliance with all areas of service contract, ensure proper training for all engineers throughout our portfolio and consistency at all sites.
  • Participate in monthly meetings with Regional Chief Engineers and Engineering Managers.
  • Coordinate and attend in-person Engineering meetings in each region throughout the portfolio.
  • Coordinate industry-related trainings with Contractor’s Engineering Managers for Engineering staff.
  • Organize annual Chief Engineer and Asset Manager Conference, together with Head of Property Management.
  • Work with Contractor, Regional Chief Engineers and Kilroy Managers to hire contract Chief Engineers and address personnel issues within the Engineering Department.
  • Ensure compliance with Kilroy governance documents, including all Kilroy policies and procedures applicable to contracted staff.
  • Monitor and manage Engineering overtime across the Operating Portfolio.
  • Act as a liaison with all local unions across the portfolio (i.e. Greater Los Angeles Local 501, San Francisco Local 39, etc).
  • Assist Asset Management and Construction on building related issues, capital projects, and significant tenant improvements.
  • Work closely with SVP Sustainability and Regional Chief Engineers to identify and implement sustainability projects to improve the energy and water efficiency and indoor air quality of our buildings.
  • Monitor and track pilot projects for effectiveness and consideration for further implementation.
  • Act as liaison with each region’s various utility companies.
  • Assist with review, negotiation and management of various third-party service contracts across the Kilroy portfolio to ensure continuity and compliance, including but not limited to: Elevator maintenance, HVAC maintenance, Fire/Life Safety.
  • Recommend and help implement operational cost saving measures and continually seek out areas of improvement.
  • Ensure Arc-Flash compliance for all facilities.
  • Ensure effective use of Gridium interval utility data across all regions; engage regularly with Gridium team on building energy performance.
  • Review MEP design for development projects, review and approve system installations and ensure proper commissioning of new buildings.
  • Review and approve documents related to building operations, maintenance and management via DocuSign.
  • Work with management/construction teams regarding building issues as required.
  • Ensure water leak detection systems are in place and functioning.
  • Review effectiveness of water leak detection program and recommend solutions as necessary.
  • Ensure implementation of treatment and monitoring programs for buildings with elevated levels of MIC.
  • Stay abreast of latest research and treatment methods for MIC.
  • Collaborate with Asset Management and Asset Manager of Residential to periodically review building systems and maintenance records for multi-family products and assist third-party Director of Facilities with capital plans.
  • Establish, maintain and improve upon engineering operating standards and policies based on best practices across the portfolio.
  • Work with Regional Chief Engineers and Asset Management to ensure building and tenant submetering systems are in place and operating, where applicable.
  • Review effectiveness of submetering processes and/or systems and recommend solutions/improvements as necessary.
  • Assist with physical inspections on all acquisitions/dispositions.
  • Lead building inspections for Disposition and Acquisition due diligence; PCA’s/PML’s, MIC testing, etc.
  • Assist with review of relevant documentation, construction drawings, specifications as requested by Acquisitions team.
  • Attend industry-related conferences throughout the year and keep informed of new technologies in Building Automation Systems and recommend upgrades and improvements as needed.
  • Work with IT to ensure all building systems are appropriately secured from cyber threats.
  • Work with Operational Technology team on investigation and implementation of hardware and software devices throughout the portfolio.
  • Monitor and ensure compliance with Visitt tenant work order system.
  • Keep up to date on the state of the market in building automation systems and implement upgrades and new systems where appropriate.
  • Work with Sustainability team, Asset Management, and Chief Engineers to ensure compliance with benchmarking ordinances, Building Performance Standards, and other external reporting and disclosure rules related to building energy use.
  • Ensure compliance with ASHRAE 188 Legionella risk assessment and ensure teams are strictly adhering to water management plans and air quality protocols.
  • Participate in annual building inspections with Asset Managers and Chief Engineers and ensure inspections are completed and documented.
  • Assist with development of 5yr Capital Expenditure look-ahead reports in each region.
  • Assist Engineering and Management teams with obtaining and vetting bids for large capital projects, and act as liaison for Engineering for implementation of major capital improvements.
  • Work with Property and Asset Managers to determine engineer’s bonuses and ensure payment to Contractor’s Engineers is consistent with Kilroy bonus structures.
  • Work with Kilroy Legal Team on Kilroy Compliance Database related to permits and CERS.
  • Perform other duties as assigned.
