About The Position

The Commercial Real Estate Credit Risk team oversees credit risk strategy, valuation governance, and portfolio risk management for BNY’s nationwide commercial real estate (CRE) portfolio, spanning multifamily, affordable housing, office, retail, industrial, mixed-use, and other specialized asset classes. The team plays a critical role in supporting prudent credit decisioning, regulatory compliance, and effective portfolio monitoring oversight across a diverse and complex lending platform. Reporting to the head of Environmental & Construction Risk, the Vice President, Commercial Real Estate Review Appraiser will be a key member of the Appraisal and Environmental Department (AED), responsible for managing the day-to-day appraisal review pipeline and supporting valuation risk oversight across BNY’s CRE portfolio. This role performs detailed review of third-party appraisals, prepares appraisal reviews and internal scorecards, and helps ensure appraisal activities are executed in alignment with BNY’s risk appetite, internal policy standards, and applicable regulatory requirements. In addition to core review responsibilities, this individual supports the operational execution of the appraisal function through vendor coordination, invoice review and approvals, market research support, pipeline reporting, stakeholder communication, and process improvement initiatives. The role works closely with members of AED and key internal partners to help maintain a well-governed and efficient appraisal review process that supports broader CRE portfolio management and monitoring objectives.

Requirements

  • 7–10 years of relevant experience in CRE appraisal and appraisal review, including experience reviewing commercial property valuations across multiple asset types and markets.
  • Bachelor’s degree from an accredited college or university required; concentrations in Real Estate, Business, Finance, Accounting, or Economics preferred.
  • New York State General Appraiser Certification License or Pennsylvania State General Appraiser Certification License required.
  • Strong understanding of commercial appraisal principles, valuation methodologies, and review practices, including discounted cash flow analysis, capitalization approaches, sales comparison analysis, and market support for assumptions and conclusions.
  • Working knowledge of applicable regulatory and professional standards, including USPAP, FIRREA, and interagency appraisal and evaluation guidance, with the ability to apply these standards in a practical review environment.
  • Experience managing or coordinating appraisal workflows, including order tracking, status monitoring, issue escalation, and communication with external appraisers and internal stakeholders.
  • Ability to prepare clear, accurate, and well-organized written appraisal reviews, scorecards, presentations, and status reporting for senior reviewers and management.
  • Strong organizational and project coordination skills, with the ability to manage multiple assignments, support administrative processes, and operate effectively in a deadline-driven environment.
  • Strong communication and interpersonal skills, with the ability to work effectively with appraisers, relationship managers, risk partners, and senior colleagues across a matrixed environment.
  • Demonstrated problem-solving ability, sound judgment, and attention to detail, particularly in identifying review issues, operational challenges, and opportunities for process improvement.

Nice To Haves

  • Prior experience within a bank, lending institution, or regulated financial environment is a plus.
  • Experience supporting vendor management activities, invoice review/approval workflows, and appraisal operations is preferred.
  • Experience reviewing appraisals for affordable housing/Low Income Housing Tax Credit (LIHTC) properties is preferred.
  • Exposure to Environmental Site Assessment reports, including Phase I ESA, Phase II ESA, and brownfield redevelopments is a plus.
  • Experience reviewing appraisals for infrastructure and project finance-related assets, including renewable energy projects such as wind and solar, is a plus.
  • Strong proficiency with valuation and market tools such as Argus or Rockport VAL, CoStar, Microsoft Excel, Word, and PowerPoint, and appraisal ordering or workflow management systems.

Responsibilities

  • Manage the day-to-day CRE appraisal review pipeline, helping ensure timely vendor solicitation, order placement, review completion, status tracking, and effective coordination across active transactions and portfolio monitoring activities.
  • Review third-party appraisals across BNY’s nationwide CRE portfolio, including multifamily, affordable housing, office, retail, industrial, and mixed-use properties, and assess the reasonableness of valuation assumptions, methodologies, and conclusions.
  • Prepare appraisal review reports and internal appraiser scorecards for review by senior management, ensuring clear, accurate, and well-supported analysis.
  • Support appraisal review activities in accordance with Uniform Standards of Professional Appraisal Practice (USPAP), Financial Institutions Reform, Recovery, and Enforcement Act (FIRREA), interagency appraisal and evaluation guidance, and BNY internal appraisal and credit risk policies.
  • Coordinate directly with external appraisers, internal relationship managers, and other first line of defense stakeholders regarding appraisal orders, review status, follow-ups, and issue resolution.
  • Assist with day-to-day vendor panel management activities, including helping maintain vendor relationships, monitoring responsiveness and quality, and supporting onboarding efforts for new appraisers as needed.
  • Review and process appraisal-related invoices and support the administrative workflow associated with appraisal engagements and reviews.
  • Conduct market research and provide analytical support to strengthen appraisal review conclusions, scorecards, presentations, and broader CRE monitoring efforts.
  • Prepare bi-weekly pipeline reporting and status updates for the Senior Vice President and head of Environmental & Construction Risk, highlighting workflow trends, challenges, escalation items, and key milestones.
  • Escalate review issues, operational bottlenecks, and conflicts in a timely manner, and provide relevant updates and support to the Senior Vice President on items requiring resolution.
  • Partner with senior members of AED and other internal stakeholders to support process enhancements, standard operating procedure improvements, and side projects, including strategic and AI-related initiatives.
  • Help identify opportunities to improve the efficiency, consistency, and transparency of appraisal review processes in support of stronger CRE portfolio management and monitoring.
