We have an immediate opening for a Certified General Appraiser or real estate professional with appraisal experience and potential to obtain a Certified General Appraiser license in the near future. This role involves preparing appraisal reports and valuation analyses for right-of-way acquisitions and eminent-domain proceedings. Responsibilities include completing before-and-after valuations for total and partial acquisitions, easements, severance damages, special benefits, access changes, and cost-to-cure items. The appraiser will conduct field inspections, evaluate property characteristics, improvements, access, utilities, zoning, floodplain conditions, and highest and best use. This position requires reading and interpreting highway plans, right-of-way plats, profiles, cross sections, surveys, legal descriptions, and construction plans. Research and analysis of comparable sales, listings, leases, operating data, construction costs, and market trends are essential. The role involves applying the sales comparison, cost, and income approaches, and evaluating how transportation improvements may affect property. Preparing clear reports, maintaining workfiles, responding to review comments, and coordinating with various project stakeholders are key duties. The appraiser will also explain appraisal methods to property owners and clients, assist with appraisal review, negotiations, litigation support, depositions, or testimony, and mentor less-experienced staff.
