Turner & Townsend is seeking a Utility Project Manager / Due Diligence professional to serve as a critical lead within its West Coast PreConstruction Team. The role oversees comprehensive technical and legal vetting of potential real estate assets, systematically identifying site constraints, regulatory hurdles, and infrastructure requirements for properties targeted for lease and tenant build-out. The successful candidate will bring experience working with West Coast utility companies and help ensure a seamless, financially transparent, and de-risked transition from site selection to construction commencement. The position evaluates physical site conditions and feasibility, including structural integrity, MEP system capacities, and utility infrastructure. It reviews zoning, land use, building codes, permits, environmental assessments, surveys, and title commitments. The role also supports lease work-letter negotiation, reviews tenant improvement allowances, and manages third-party consultants and the quality of their deliverables. SOX control responsibilities may apply. The role requires West Coast location and work hours. It involves both field and office settings, with occasional travel as needed; on-site presence and requirements may change depending on client needs. The stated salary range is $160,000–$170,000, with potential eligibility for bonuses and a comprehensive benefits package.
