About The Position

The Utility Project Manager / Due Diligence serves as a lead within the West Coast PreConstruction Team, overseeing technical and legal vetting of potential real estate assets. The role systematically identifies site constraints, regulatory hurdles, and infrastructure requirements for assets targeted for lease and tenant build-out. It works to ensure the transition from site selection to construction commencement is seamless, financially transparent, and de-risked. It also navigates zoning, land-use restrictions, building codes, permit strategies, and environmental and legal reviews. In collaboration with Real Estate and Transaction Management, it develops technical Lease Work Letter terms and reviews tenant improvement allowance requests. The position manages regional or national third-party consultants and audits their deliverables. SOX control responsibilities may apply.
