About The Position

As a Stationary Engineer at JLL, you will be the backbone of critical powerhouse operations for a high-volume manufacturing facility, ensuring zero downtime through expert operation and maintenance of boilers, chillers, cooling towers, and building utility systems. This role demands technical mastery and vigilant system monitoring to keep production running seamlessly while maintaining the highest standards of safety and regulatory compliance. You will serve as the primary operator responsible for complex mechanical systems, chemical treatment programs, and predictive maintenance protocols that directly impact facility performance and client satisfaction. Requirements

  • High school diploma or GED with 1st Class Refrigeration Operators License and High-Pressure Boiler Operators or Stationary Engineers License (both required and current)
  • CFC Universal certification (EPA Section 608) demonstrating competency in refrigerant handling and environmental compliance
  • 8+ years of verifiable facility maintenance experience including hands-on boiler and chiller maintenance in manufacturing or industrial powerhouse environments
  • Proficiency in CMMS systems (Maximo preferred) for work order management, preventative maintenance scheduling, documentation, and Microsoft Office Suite applications
  • Technical knowledge of water tube/fire tube boilers, chilled water systems, cooling tower chemistry, steam traps, control valves, piping systems, PLC troubleshooting, and building automation systems
  • Demonstrated problem-solving capabilities for equipment diagnosis and repair with strong attention to detail for data logging, equipment monitoring, and safety compliance
  • Ability to work independently, respond to equipment emergencies outside regular hours, and safely operate portable hand and power tools per OSHA standards

Nice To Haves

  • Master level boiler or refrigeration licenses and advanced building automation system certifications (BACnet, Niagara, Tridium)
  • Experience with predictive maintenance technologies including infrared thermography, ultrasonic testing, oil analysis, and vibration analysis software platforms
  • Knowledge of energy management programs, utility optimization strategies, specialized refrigeration systems (ammonia, CO2), and manufacturing process equipment integration
  • Additional skilled trade certifications such as welding (SMAW, TIG, MIG), pipefitting, millwright, or electrical qualifications
  • Background in Lean Manufacturing principles, continuous improvement methodologies (Six Sigma, TPM), and union steward or safety committee leadership roles
  • Familiarity with environmental regulations (EPA, OSHA, MIOSHA), lockout/tagout procedures, confined space entry protocols, and hazardous materials handling
  • Experience working in collective bargaining environments with understanding of labor agreements, grievance procedures, and union contract compliance

Responsibilities

  • Operate and monitor water tube and fire tube boilers, chilled water systems, sub-freezing chillers, cooling towers, air compressors, and building utility systems to ensure continuous facility operations
  • Conduct digital equipment rounds, record plant meter readings, maintain logbook data entries, and create Maximo work orders for preventative maintenance (PM), corrective maintenance (CM), and emergency maintenance (EM) with spare parts inventory tracking
  • Diagnose and repair mechanical systems including steam traps, DDC control valves, air actuators, piping systems, and PLC panels while performing vibration analysis for predictive maintenance
  • Manage cooling tower and boiler water chemical treatment programs, generate compressed air leak reports, and perform equipment trending analysis to optimize system performance
  • Maintain safety training compliance, complete safety-related PM and repair tasks, participate in employee safety concern processes, and utilize pre-task planning methods for all work activities
  • Create and audit task instruction sheets, ensure collective bargaining agreement compliance, and maintain general housekeeping standards while holding current forklift and aerial lift operators' licenses
  • Engage in daily email communication, GM Slack app correspondence, GMS BPD board activities, complete scheduled training, and manage Workday check-in/check-out and PTO/vacation requests
