The Turnover Specialist will be responsible for bringing vacant apartments to a Market Ready status within 7 working days.

Requirements

  • High school diploma or equivalent is required.
  • 1 to 3 years of work-related experience is required.
  • Constant need (66% to 100% of the time) to perform the following physical activities: Walking/Standing/On Feet, Bend/Stoop/Squat/Kneel, Climb Stairs, Push or Pull, Reach Above Shoulder, Climb Ladders, Grasp/Grip/Turning, Finger Dexterity, Writing.
  • Lifting/carrying: Transporting and moving supplies: replacement parts, ladders, etc. Over 150 lbs. Rare need (less than 1% of the time), 75 - 150 lbs. Occasional need (1% to 33% of the time), 25 - 75 lbs. Frequent need (33% to 66% of the time), 1 - 25 lbs. Constant need (66% to 100% of the time).
  • Constant need (66% to 100% of the time) to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instruction from staff and residents, and see small detail when performing routine maintenance duties.
  • Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach, such as overseeing assistants and observing problems throughout the property.
  • Constant need (66% to 100% of the time) to communicate with assistants, office staff, vendors and residents. Must use listening skills to diagnose needed repairs, etc.
  • Constant need (66% to 100% of the time) to verbally communicate with assistants, office staff, vendors and residents.
  • Frequent need (33% to 66% of the time) to utilize personal transportation to pick up replacement parts and supplies from vendors. Rotating on-call status may occasionally require expedient travel to assigned property at a moment's notice. Pickups and deliveries to the corporate office may be required. Must have reliable transportation.
  • Constant need (66% to 100% of the time) to work indoors.
  • Frequent need (33% to 66% of the time) to work outdoors in all conditions, often for extended periods of time.
  • Frequent need (33% to 66% of the time) to work in awkward and confining positions.
  • Occasional exposure (1% to 33% of time) to paint fumes, solvents, adhesives, etc. Example: Apartments during/after make-ready.
  • HIGH. Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate courses of action. Must effectively convey ideas, images, and goals to a diverse group of personalities.

Responsibilities

  • Remove heavy objects weighing up to 50 pounds.
  • Rekey locks.
  • Patch and repair drywall.
  • Repair minor electrical, plumbing and carpentry issues.
  • Complete minor Service Requests.
  • Ensure 30-minute response time to Emergency Service Requests and property disasters (fires, floods, freezes, etc.).
  • Ensure safety protocol is being followed.
  • Other duties as assigned.
