We're hiring a Turnover & Make Ready Manager to lead our turnover team and keep dozens of units moving from move out to rent ready every month. Requirements

• At least 3 years supervising staff and subcontractors in residential property management
• Solid understanding of residential building systems, typical repairs, labor rates, and material pricing
• You make fast, logical decisions when things get busy rather than putting problems off
• You see every task through from beginning to end and take responsibility for the outcome
• You manage difficult conversations with residents, owners, and vendors professionally and with tact
• You keep a steady hand while juggling several active projects and make sure nothing gets missed

Nice To Haves

• 5 or more years of experience managing vendors and general contractors preferred
• Demonstrated success keeping vendors on track for pricing, quality of work, and deadlines

Responsibilities

• Manage every unit from move out to rent ready, hitting monthly deadlines and staying within budget
• Make sure inspections, scopes of work, and repair estimates are complete and accurate before any work starts
• Choose and schedule vendors, and hold them to agreed pricing, quality workmanship, and deadlines
• Oversee RRW inspections and QC walks, and sign off on final rent ready approval
• Coordinate vendors, technicians, rekeys, work orders, and invoices so no unit or task stalls
• Supervise Turnover Coordinators and RRW Inspectors daily, with clear roles and deadlines for everyone
• Track timelines, costs, quality, and vendor performance, and address issues early before they grow
• Identify recurring problems and correct the underlying systems instead of patching the symptoms
