About The Position

GoldOller Real Estate Investments is seeking an experienced Turn Manager to oversee apartment turns and the make-ready process. The role focuses on preparing apartment units for new residents by managing repairs and installations, maintaining equipment and rental units, and ensuring units are completed to a luxurious, inviting standard. The Turn Manager also supports the Service team, supervises the turn team, and checks progress and work quality across units. The position offers the opportunity to earn monthly bonuses. The work includes servicing requests both indoors and outdoors, responding to emergency calls as needed, working weekends as needed, and traveling with overnight stays as needed. Local job-related travel requires a valid driver’s license and reliable personal automobile.

Requirements

Knowledge of the unit make-ready and turnover process.
Ability to communicate verbally and in writing.
Ability to stand, walk, and sit in front of a computer for long periods.
Ability to lift, push, pull, and carry up to 80 pounds; frequent standing, walking, squatting, reaching, stooping, climbing stairs or ladders, balancing, and carrying may be required.
Exceptional safety skills.
At least three years of multifamily housing property management experience as a turn manager, maintenance technician, make-ready technician, turn technician, or maintenance supervisor.
Employee management experience.
Formal training or experience in carpentry, plumbing, electrical work, painting, and refurbishing.
Possession of tools needed to perform routine maintenance tasks.
Valid driver’s license and reliable personal automobile for local job-related travel.
Ability to work weekends as needed.
Ability to travel and stay overnight as needed.

Responsibilities

Manage apartment turns and the make-ready process.
Prepare apartment homes for new move-ins.
Assist the Service team with work orders.
Understand the property layout and the locations of equipment.
Walk units to check completion progress and quality.
Service requests that require working indoors and outdoors.
Be available for emergency calls as needed.
Supervise the turn team.
