About The Position

The Turn Maintenance Inspector supervises and directs contractors and personnel assigned to prepare homes for new residents after a resident moves out and before the next resident moves in. The role helps ensure the property remains in good physical condition and that homes are turned over on time to meet move-in deadlines. The position reports directly to the Turn Maintenance Supervisor.

The Turn Maintenance Inspector interacts with residents during 30-day pre-inspections and final move-outs, assesses damages when necessary, and performs quality-control checks at final inspection. The role also processes paperwork related to purchase orders, delivery orders, and the turn process. The schedule is Monday through Friday, 8 a.m. to 5 p.m. The stated pay range is $23–$26 per hour.

Requirements

• At least 3 years of maintenance experience.
• High school diploma.
• Computer skills, including Excel, Word, and Gmail.
• Excellent interpersonal skills when working with residents and staff.
• Demonstrate a professional attitude in all aspects of work.
• Ability to work in a fast-paced environment and multitask.

Responsibilities

• Supervise contractors providing turn services between resident occupancy.
• Interact with residents during 30-day pre-inspections and final move-outs.
• Assess damages when necessary.
• Perform quality-control checks at final inspection.
• Ensure homes are turned over in a timely manner and move-in deadlines are met.
• Process paperwork related to purchase orders (PO), delivery orders (DO), and the turn process.
• Perform other duties as assigned by the Turn Supervisor.
