The Territory Service Manager (TSM) contributes to the Maintenance leadership team by accomplishing related results as needed. This role aids the Senior Maintenance Manager by initiating, coordinating, and enforcing program and operation policies and procedures. The TSM ensures maintenance work is performed according to company standards by inspecting it to ensure quality and cost effectiveness. The TSM must adopt and emulate the core principles of the company’s mission and lead by example with a positive and professional attitude. This role requires being on call 24/7 for maintenance emergency coordination, primarily handled via email and phone communication, and does not require physical presence except in cases of total loss / Act-of-God emergencies. The TSM is responsible for aiding the Senior Maintenance Manager to responsibly manage the overall Repair & Maintenance Annual Departmental budget, primarily through enforcement of good spending practices via estimate approvals and including monthly investigation, reporting, and relocation of costs. Occasional assistance in budget explanations may be required. The TSM executes all aspects of building project management from start to finish, including securing and quoting vendor bids, proper requests for capital funding, project approval and execution, follow-up, and invoicing review and approval. This role identifies current and future maintenance requirements and costs by coordinating with management, production personnel, tradesmen, and technicians. The TSM completes maintenance operational requirements by scheduling and assigning employees, negotiating and hiring contractors, and following up on work results. The TSM verifies and codes all maintenance invoices and approves invoices within authorized spending limits, seeking approval for amounts above the limit. The TSM manages multiple warehouse/storage facilities and all company assets within them. The TSM leads a team of 4-10 Field Technicians, who are dispatched and managed remotely, to repair, maintain, and improve store facilities and store interior/exterior image. The TSM actively seeks to improve/maintain employee morale and maintains an “open-door” policy. This role improves the efficiency of Facilities Team processes by evaluating system results, recommending new systems, policies, and procedures, and executing revisions. The TSM maintains continuity of local work teams by communicating actions, irregularities, and continuing needs. The TSM increases employee effectiveness through recruiting, interviewing, selecting, orienting, and training staff. This role communicates department and company expectations, values, strategies, and objectives to field staff; coaches, counsels, and teaches employees; and plans, monitors, and appraises job results. The TSM executes administrative actions, mentorship, and employee coaching as needed. The TSM must learn and master Nuvolo – CK’s AI-powered, multi-use Facilities Management software to operate as a back-end support user, including asset onboarding, management & upkeep, dispatching protocols, and updating data for accuracy.
