About The Position

Circle K is seeking a Territory Service Manager to join their Maintenance leadership team. This role is crucial for ensuring the quality and cost-effectiveness of maintenance operations across multiple warehouse/storage facilities and company assets. The Territory Service Manager will lead a team of Field Technicians, manage budgets, oversee building projects, and ensure the efficient operation of facilities management software. Requirements

  • 3-5 years C-Store & commercial building maintenance management of staff and facilities experience or 5-10 years in general maintenance management of staff and facilities is required.
  • Knowledge & Familiarity with the following software or a professional-use equivalent version: Microsoft Outlook / Microsoft Teams / Microsoft Office 365 (Word, Excel, PowerPoint, Publisher).
  • Nuvolo IWMS or other ticketing/call-center dispatching software.
  • Nuvolo IWMS or other asset management software.
  • Excellent communication and presentation skills.
  • Team player who is willing to work with and network among staff in job tiers ranging from store associates to senior corporate management and global project leads.
  • Partnership with BU Leadership and local store/field staff is crucial to the success of a TSM and the Heartland Division.
  • Able to work in a fast-paced environment with multiple, changing priorities.
  • Ability to work independently, often remotely & on-site and prioritize own workload.
  • Ability to frequently move or transport items weighing 50 lbs. or more.
  • Ability to travel in a company provided truck for extended periods and satisfy company requirements for operation of the same: 65-70% of the job is in stores and actively spent managing the field team.
  • 40+ nights/year in company-provided hotels to accommodate field obligations (meals while traveling away from home are eligible for reimbursement up to the per diem amount).

Responsibilities

  • Contributes to a to Maintenance leadership team by accomplishing related results as needed.
  • Aids the Senior Maintenance Manager by initiating, coordinating and enforcing program, operation policies and procedures.
  • Ensures maintenance work is performed according to company standards by inspecting it to ensure quality and cost effectiveness.
  • On call 24/7 for maintenance emergency coordination – On call status is primarily handled via email and phone communication and does not require physical presence for on-call status except in cases of total loss / Act-of-God emergencies.
  • Responsible for aiding the Senior Maintenance Manager to responsibly manage the overall Repair & Maintenance Annual Departmental budget primarily through enforcement of good spending practices through estimate approvals and including monthly investigation, reporting and relocation of costs, as needed.
  • Executes all aspects of building project management from start to finish, including securing & quoting vendor bids, proper requests for capital funding, project approval & execution, follow-up, and invoicing review & approval.
  • Identifies current and future maintenance requirements and costs by coordinating with management, production personnel, tradesmen, and technicians.
  • Completes maintenance operational requirements by scheduling and assigning employees, negotiating & hiring contractors, and following up on work results.
  • Verifies and codes all maintenance invoices and approves invoices within authorized spending limits – seeks approval in cases above said limit.
  • Manages multiple warehouse/storage facilities and all company assets within.
  • Leads a team of 4-10 Field Technicians, who are dispatched and managed remotely, to repair, maintain, and improve store facilities & store interior/exterior image.
  • Actively seeks to improve/maintain employee morale and maintains an “open-door” policy with employees.
  • Improve efficiency of Facilities Team processes by evaluating system results, recommending new systems, policies, and procedures; Executes revisions for the same.
  • Maintains continuity of local work teams by communicating actions, irregularities and continuing needs.
  • Increases employee effectiveness through recruiting, interviewing, selecting, orienting and training of staff.
  • Communicates department and company expectations, values, strategies and objectives to field staff; coaches, counsels, and teaches employees; plans, monitors and appraises job results.
  • Executes administrative actions, mentorship and employee coaching as needed.
  • Must learn and master Nuvolo – CK’s AI-powered, multi-use Facilities Management software to operate as a back-end support user. Functions required to learn include but are not limited to: Asset onboarding, management & upkeep for continued accuracy of information and live-tracking of company assets, Dispatching protocols including manual operation and AI-training to ensure proper operation of day-to-day maintenance operations, Updating data for accuracy within Nuvolo to ensure maximum efficiency.
