About The Position

As a Technical Specialist, Facilities, you'll be responsible for moderately complex, specialized facility maintenance and repair services in one or more of the technical and skill trades of preventive/predictive maintenance, structural, electrical, plumbing heating, ventilation and air conditioning (HVAC) or cabling. You'll also assist others in the resolution of complex problems and issues and provide technical training for other members of the team.

Requirements

  • Associate of science degree, certificate from technical school or successful completion of Department of Labor-approved training program or equivalent.
  • Associates must acquire the required federal and/or state licenses and registrations within the time designated by the business unit.
  • Predictive: Level 1 Vibration Certification, Level 1 Thermography Certification required.
  • Electrical: Electrical license required (if mandated by applicable state to perform work).
  • Universal CFC Certification, State Stationary Engineer's license or equivalent course work required.
  • Universal CFC Certification required.
  • Typically, five or more years of proven related work experience.
  • Demonstrated knowledge of facility maintenance troubleshooting; understanding of all building, electrical, fire, OSHA, EPA and other federal, state and local codes and regulations; planning, installation, maintenance, testing, repair and operation of building, electrical, HVAC and life safety systems; and able to develop and implement facility maintenance programs and procedures.
  • Verbal and written communications, problem-solving and project management concepts and practices.

Nice To Haves

  • Structural: Locksmith Certification strongly preferred.
  • Electrical: State Fire Alarm Certification, Level 1 Thermography Certification strongly preferred.
  • HVAC Operations: State Stationary Engineers license or equivalent course work required.
  • Cabling: BICSI Registered Communications Distribution Designer (RCDD) is preferred.

Responsibilities

  • Uses advanced skills to perform maintenance service and repairs in a specialized technical and skilled trade for Nationwide facilities.
  • Develops and ensures maximum operational efficiency of facilities and equipment, as well as upkeep of all grounds and support equipment, through the direction of a technical support staff.
  • Ensures all systems, including utility infrastructure, are fully operational and inspected according to accepted standards and practices, including preventive maintenance schedules.
  • Acts as a specialist for specific maintenance tasks for service and repairs in specialty areas.
  • May be a team lead of a staff responsible for the operation and maintenance of HVAC and life safety systems, as well as mechanical equipment such as boilers, large chillers, air compressors, generators, motors, turbines, pumps and ventilating and refrigeration equipment in a large commercial facility.
  • Provides advice and guidance to complete complex projects.
  • May assist supervisor with project budget oversight.
  • Responds to customer service requests and responds to all maintenance, fire systems and emergency calls.
  • Assists the supervisor with work team issues including safety compliance and training, workflow planning and day-to-day administration.
  • Remains familiar with and follows all federal, state and local safety and environmental laws and regulations.
  • Serves as team lead responsible for preventive and predictive maintenance and repair.
  • Serves as team lead responsible for carpentry, masonry, painting, and lock work as related to facility maintenance and developing solutions to issues.
  • Serves as team lead responsible for preventive and predictive electrical facility infrastructure maintenance and repair.
  • Serves as team lead responsible for plumbing, refrigeration and mechanical systems as they relate to facility maintenance.
  • Serves as team leader responsible for HVAC and HVAC Controls maintenance and controls.
  • Maintains digitally-controlled building management system (BMS); programs BMS software and software devices to accommodate new equipment, hardware, processors or alteration of existing equipment.
  • Tests water systems, life safety systems and administers chemical treatment programs.
  • Serve as a liaison between Corporate Real Estate (CRE), Property Operations and Infrastructure and Operations (I&O) focused on infrastructure, cabling, building codes and standard compliance.
  • Responsible for delivering cabling and fiber projects, including, but not limited to BAS cabling upgrades, MDF build-outs for cable and fiber, fiber backbone upgrades, lab consolidations, computer room upgrades and wireless access point installations.
  • May perform other responsibilities as assigned.
