About The Position

The Building Superintendent/Handyman role is responsible for managing the day-to-day maintenance of the building, ensuring it is kept in top shape through regular maintenance and inspections. This includes creating and implementing preventative maintenance schedules and checklists, ensuring all work is completed properly on a daily basis, and updating the status of all work orders through the work order system. The role also involves maintaining fresh paint, creating compliance and inspection logs for various building systems, and conducting regular preventative maintenance on both interior and exterior elements. The Superintendent must also be prepared for emergencies, maintain jobsite safety and cleanliness, and ensure project documentation is complete. Additionally, they will manage inventory of tools and supplies, prepare purchase orders, and maintain necessary licenses and certifications.

Requirements

  • Strong problem-solving skills.
  • Ability to perform basic repairs in electrical, plumbing, and mechanical systems.
  • Ability to paint, plaster sheetrock, and perform carpentry work.
  • Good communication and interpersonal skills.
  • Superior customer service skills.
  • Detail-oriented with good scheduling skills.
  • Proficient at safely using tools associated with the job.
  • Knowledge of building codes and safety standards.
  • Must have a valid S-95 Fire safety Certificate.
  • Must have a valid driver's license.
  • Must be able to lift heavy items.
  • Must be able to maneuver in small spaces.
  • Must be able to kneel, crouch, or climb tall ladders.

Responsibilities

  • Manage day-to-day building maintenance.
  • Maintain the building in top shape through maintenance and inspections.
  • Create and implement proper schedules and checklists for preventative maintenance.
  • Ensure all work is properly completed on a daily basis.
  • Complete and update the status of all work orders through the work order system.
  • Update notes on work order software if a work order cannot be completed.
  • Maintain fresh paint on the interior of the building.
  • Create a compliance check log.
  • Maintain inspection logs for sprinkler systems, fire extinguishers, elevators, and other building systems as required by law.
  • Conduct regular preventative maintenance on items throughout the interior and exterior of the building.
  • Create a log for the above requirements.
  • Keep entrances, walkways, and stairways clear of ice, snow, and debris.
  • Take actions to deal with the results of delays, bad weather, or emergencies.
  • Maintain jobsite safety, health, and cleanliness.
  • Verify all work is done to a good workmanship level.
  • Ensure project documentation and reports are complete.
  • Maintain inventory of all tools and supplies.
  • Prepare purchase orders for supplies and tools in a timely manner for approval.
  • Maintain Licenses/certificates and FDNY qualified person required for the building.
  • Ensure tools are safe-guarded, neat, and organized.
  • Clock in and out at all times, even when responding to an emergency.
  • Report and get approval for all overtime requests in writing from the building manager.
  • Leave workstation ready in case another handyman has to come in for emergencies.
