About The Position

The Superintendent will contribute and participate in activities related to preventative, scheduled or unscheduled maintenance as well as environmental, health & safety and other special initiatives for our multi-residential properties. The base salary range for this position is from $26,000 - $28,000 annually. The starting base salary may vary based on job-related knowledge, role complexity, skills, experience, and internal equity, with opportunities for progression within the range as team members grow and develop in their roles.

Requirements

  • A minimum of two (2) years or relevant work experience or an apprenticeship or combination thereof
  • Superior ability to develop and sustain cooperating working relationships with team members, contractors, the public and residents
  • Able to communicate effectively and professionally in English, both oral and written
  • High degree of diplomacy, integrity, discretion, and confidentiality
  • Completion of high school required.
  • Related hands-on experience with Multi-Residential Property Management with a strong service ethic commitment
  • Awareness of Occupational Health and Safety and WHMIS management practices
  • Basic understanding of all applicable laws, legislation, and rights concerning resident/landlord relations
  • Ability to multi-task, work under pressure and manage tight deadlines
  • Eligible to work in Canada and will be subject to a criminal background check
  • Ability to communicate effectively using a smart phone
  • Ability to work and live on-site, showcasing strong teamwork and collaboration skills
  • Valid G license & reliable vehicle

  • A trade certificate or license would be considered an asset

Responsibilities

  • 24-hour on-call emergency response coverage is required on a rotation basis
  • Perform administrative duties
  • Coordination of month-end duties and responsibilities, including pre-inspection & turnover of vacant suites
  • Ensure resident issues and service requests are addressed within 24-hours (minor repairs and maintenance tasks)
  • Accompany vendors and contractors while work is being completed and reporting progress to the management office team as required
  • Familiar with the emergency operation of electrical, elevator, boiler, fire panel and safety systems, mechanical systems, emergency generator, sprinkler and timer systems
  • Complete maintenance as required. Some examples include, clogged sinks, lighting replacement and repair, toilets or flood clean up
  • Ensure operations records, files and documentation are maintained accurately and timely and in accordance with established procedures
  • Consistently maintain a safe and clean work environment
  • Seek ways to exceed service expectations of residents
  • Cleaning duties, as assigned by Property Manager or designate
  • Frequently travel between sites to manage multiple buildings
