Allen Construction is seeking an experienced residential construction Superintendent to join our team in Santa Barbara. Superintendents at Allen Construction work on a project team, which typically consists of a project manager, as well as skilled carpentry and support staff. The Superintendent will supervise all daily activities at the project site, including subcontractor scheduling and oversight, project planning, in-house crew scheduling and oversight, job site safety of all projects, while ensuring that job sites are being managed effectively and to Allen Construction standards.

Requirements

  • A high school diploma or GED; Bachelor's degree preferred
  • Five (5) years of experience in construction, with at least three (3) years functioning as a Superintendent or equal at a commercial and/or residential construction company
  • Computer literacy in Microsoft Office Suite
  • Ability to satisfactorily communicate in English with clients, colleagues, and subcontractors to their understanding
  • Able to provide legible communication
  • Able to compute basic mathematical calculations
  • Ability to read and understand architectural plans sets
  • Technical understanding of residential construction, including codes, sequencing, and best building practices
  • Proven ability to deliver projects on time and on budget
  • Able to gather information, prepare reports, and properly communicate same
  • Able to read, understand, and interpret construction change orders, contracts, and other job-related documents
  • Experience with complex projects
  • Familiar with building and construction legal terminology
  • Possess a technical understanding of commercial and residential construction codes, sequencing, and best building practices
  • Demonstrate experience and passion for client satisfaction
  • Must be able to work in outside weather conditions, including rain and extreme heat, and near moving mechanical parts.
  • Includes occasional exposure to wet, humid, and/or cold conditions and to vibration.
  • Must be able to stand, sit, squat, turn, bend, walk, operate telephone and computer, see, speak, hear, write, and lift up to 50 pounds.

Responsibilities

  • Coordinate and supervise all construction activities
  • Maintain construction schedule and identify and solve problems
  • Direct all field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications
  • Periodically review the construction schedule and three-week look-ahead schedules, identify when major slippage occurs and provide education on planning and execution of schedules as needed
  • Read and understand blueprints and detailed specifications
  • Prepare schedules and supervise completion of a final punch list
  • Ensure a thorough understanding of each project and all contract requirements
  • Establish and maintain an effective and professional onsite working relationship with colleagues, architects, clients, and the public
  • Support budget, cost and change order requests
  • Work closely with pre-construction team during the preparation of estimates regarding methods, systems, schedule, time and general conditions
