About The Position

Edward Rose & Sons is seeking a Structural Repair Supervisor to join their on-site operations team. This role supports a positive resident experience by assisting the Structural Repair Manager with various projects at existing apartment communities. The supervisor will manage and direct employees and contractors, ensuring high-quality work and adherence to company policies and safety regulations.

Requirements

  • Previous experience successfully leading crews is required.
  • Available to work evenings and weekends and travel to multiple cities.
  • Competent in conflict and crisis management.
  • Knowledge and understanding of building codes, mechanical codes, energy codes, and accessibility codes.
  • Strong attention to detail is required.
  • Strong written and verbal communication skills are required.
  • Ability to manage and prioritize multiple tasks in a fast-paced environment.
  • Ability to use various technologies for online training and administrative purposes.
  • Must possess general office and typing skills.
  • Must possess exceptional organizational and time-management skills.
  • Ability to work cooperatively and respectfully with others.

  • Must have an acceptable driving record and a valid driver’s license (if applicable, based on location).

  • Knowledge of maintenance safety guidelines and procedures, and OSHA regulations (including state-specific) is preferred.

Responsibilities

  • Supervise a team of carpenters in various locations.
  • Perform the process of hiring personnel, completing employment paperwork, verifying and approving payroll records, handling disciplinary procedures and terminating employment.
  • Actively motivate the team.
  • Resolve team member relations issues ethically and in a timely manner.
  • Consider the best interest of the company, team and residents while making all decisions.
  • Respond well to guidance and constructive feedback from management and team members.
  • Complete repairs on building exteriors at heights of up to 50 feet.
  • Measure and order materials.
  • Perform balcony inspections.
  • Manage contractors and evaluate contractor projects upon completion to ensure high quality and contract compliance.
  • Monitor adherence to company policies and procedures, OSHA, state/local/federal laws, fair housing, and safety compliance.
  • Exhibit a positive disposition while interacting with residents, colleagues and vendors.
  • Must present the ability to execute job duties under stressful circumstances such as last-minute deadlines or other difficult situations.
  • Act as a positive advocate of the organization’s strategic direction and initiatives, holding the team accountable to displaying the organization’s mission, vision, and values.
  • Lead and take ownership of team goals and performance by providing direction and oversight to team members, planning, and evaluating the team’s activities and deliverables.
  • Identify personal growth opportunities for team members, with team members.
  • Lead engagement of the team, including participation in action planning related to regular team member engagement surveys.
  • Accomplish results by communicating expectations, planning, monitoring, and appraising performance of team members.
  • Actively participate in the talent attraction and retention process, including interviewing, selecting, orienting, and training team members as the need arises.
  • Provide continuous coaching to team members, counseling as needed.
  • Develop, coordinate, and implement systems, policies, procedures, and productivity standards throughout the team.
  • Travel and respond to/provide direction for any “on site” structural issues that would normally require direction from RFM i.e. sagging sub floor/structural joist, door wall header issues, and major balcony concerns.
  • Organize and schedule annual inspections and repairs for balconies and stair systems i.e. monitor expense budget and PM schedule, schedule or complete on-site inspections per current policies using current inspection documents.
  • Accept assigned properties each year to manage contracted structural work i.e. prep for paint projects, treat replacements, balcony repairs/replacements, and roofing.
  • Assist with inspecting and planning structural PM projects, including cost estimations.
  • Schedule and hold “on site” training sessions, in real time, as issues arise on the properties that require outside resources to correct i.e. ongoing exterior leaks, large drywall repairs, unit upgrades, “One off” stair tread replacements, corridor/unit door repairs/replacements.
