Requirements

Must be a member of Union Local 39 in good standing.
EPA 608 Certification for refrigerant handling.
Demonstrated expertise in operating, maintaining, troubleshooting, and repairing building systems, as specified in CBA Duties 1–18.
Ability to diagnose and resolve complex technical issues efficiently.

Responsibilities

Operation, maintenance, and repair of boilers, heaters, pumps, refrigeration equipment, air compressors, natural gas distribution systems, water and plumbing systems, electrical systems, and building automation systems.
Develop and implement preventive maintenance schedules for mechanical systems.
Perform scheduled inspections, cleaning, and lubrication of mechanical systems.
Maintain and repair trash compactors, sump pumps, and kitchen equipment.
Oversee testing, maintenance, and repair of life safety systems, including fire alarms and emergency lights.
Manage inventory control for maintenance parts, tools, and materials.
Maintain comprehensive records of system repairs, maintenance activities, and compliance documentation through CMMS tools.
Ensure the cleanliness, organization, and overall appearance of equipment rooms.
Follow all safety protocols, environmental standards, and Employer policies.
Collaborate with management to meet compliance requirements, including training and adherence to OSHA regulations.
Assist with the MOP (Method of Procedure), SOP (Standard Operating Procedure), and EOP (Emergency Operating Procedure) program implementation and documentation.
