The Starts Coordinator will provide primary administrative support to Construction departments. This role involves maintaining and managing the Pre-start Tracker, including ordering Engineered Plans, Site Plans, PM Approval, Permit Submittal, Receiving Permits, construction loan requests, and ratifying design addenda. The coordinator will work with various municipalities to coordinate permit submittals and water meter installations. Responsibilities also include preparing start packets for the Construction team, ordering and distributing materials/supplies, and performing daily updates in IHMS, Closing Tracker, Construction Tracker, and Sales Tracker. The position requires proficiency in Sales and Construction processes, creating standard operating processes, and compiling weekly/monthly/quarterly reports for the Office Manager. The Starts Coordinator will participate in long- and short-term planning for business goals and objectives, serve as a liaison to Construction Management and Superintendents, handle incoming phone calls, oversee mail deliveries, and process new home contracts, documentation uploads, and data entry in IHMS. Additionally, the role provides backup support for the department by reviewing new home sales contracts for accuracy before ratification, reviewing spec home setups, and scheduling closing-related appointments with buyers.
