This role is responsible for the administration and execution of assigned projects in a safe, profitable, and timely manner, potentially managing multiple projects or those of larger contract amounts and complexity, ensuring work is done to standards of quality and integrity. The position requires establishing and maintaining professional relationships with owners, architects, engineers, subcontractors, and suppliers, and participating in business development, estimating, bidding, and contract negotiation. Experience in heavy civil, highway, and structures projects is mandatory, and travel may be required. The position has two steps (I and II) indicating a progression of skill and experience, with Step I managing projects of $51-$100 million with 10-15 years of experience, and Step II managing complex or multiple projects totaling $101-$199 million with at least 15 years of experience.

Requirements

  • Four-year construction-related degree or equivalent combinations of technical training and/or related experience.
  • Experience in Pre-Con managing construction projects, thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, cash flow procedures.
  • Proficient use of all Microsoft Office Suite programs.
  • Experience working on heavy civil, highway and structures projects.
  • Must be open to travel as needed.
  • Step I: Typically 10 - 15 years of experience managing projects of $51 - $100 million in size.
  • Step II: Typically a minimum of 15 years of experience managing large projects of a complex nature and/or multiple projects totaling $101 - $199 million.

Responsibilities

  • Has overall responsibility for project success, including safety, schedule, profitability, quality, and customer satisfaction, as well as personnel decisions impacting the project.
  • Participates in the business development process including client contact, relationships, proposals, presentations, and negotiations for selected projects.
  • Establishes and maintains professional working relationships with owners, architects, engineers, and subcontractors.
  • Responsible for understanding and administering prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, insurance, etc., including providing written notifications when necessary to document impacts.
  • Participates in the preparation and review of estimates with attention to cost control system adherence, equipment requirements and utilization, constructability, formwork, materials, manpower, general conditions, schedule, insurance, etc.
  • Champions the orderly, timely transition of projects from the estimating phase to the field, including contract review meetings covering contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
  • Coordinates with the Project Superintendent on the means and methods required for successful and profitable execution of the work, reviewing and monitoring manpower, equipment, and material resources.
  • Manages the development of the overall CPM schedule with the Project Superintendent(s) and assures all procurement is fully coordinated with the Project Engineer(s), ensuring the project team utilizes the Last Planner System (LPS) for scheduling.
  • Prepares the Monthly Progress Report in coordination with the Superintendent(s) by the 6th of every month, using available reports to manage costs and prepare accurate cost projections.
  • Reviews and executes all change orders, supplements, and cost control budget adjustments.
  • Manages all billings to ensure timely submission of payment applications and collection of payments from the owner on a monthly basis, maintaining a positive cash flow position and managing the overall payment process with subcontractors through Textura.
  • Responsible for the timely review of purchase orders and subcontracts prepared by the estimating department.
  • Verifies agreements are executed with insurance in place prior to any subcontractor starting work onsite.
  • Completes close-out requirements and punch lists in a timely manner, handling warranty callbacks quickly to maintain owner/client relationships.
