This position's purpose is to coordinate and monitor the various procedures that are designed to expeditiously complete real estate related activities.

Requirements

  • Experience in commercial real estate.
  • Knowledge of lease language, reviewing title documents and Alta surveys.
  • Exceptional organization skills with an attention to detail.
  • Excellent communication skills.
  • Ability to adapt to changing needs of the business.
  • Technical skills not limited to: Microsoft Office, Oracle and Smartsheet.
  • Strong people/relationship management skills.
  • Proficient problem-solving skills and ability to escalate when needed.

Responsibilities

  • Works closely with Legal, Reinvestment Field Development Teams, Due Diligence Suppliers/Vendors, Global Business Services (GBS), and other internal/external Restaurant Development Partners.
  • Educates and serves as a resource to the Field Development Team in processes and procedures (i.e. Oracle Fusion PPM, Smartsheet, Tririga, CoStar).
  • Maintains relationships among suppliers (surveyors, engineers, architects, title agents).
  • Responsible for understanding programs and initiatives.
  • Responsible for creating, maintaining, and tracking project details in all McDonald’s applications.
  • Orders and reviews all due diligence: title, survey, environmental reports.
  • Reviews all due diligence with site plan and utility plan.
  • Works with outside parties and legal to vacate/dedicate easements as needed.
  • Prepares rebuild title and survey comments and submits to legal for review in a timely manner to meet ground break dates.
  • Obtains rebuild legal clearance and ensures all tasks are complete before projects are released for ground break.
  • Processes Service Supplier Proposals (SSP) and receipt invoices for professional services.
  • Creates manual purchase orders for title services, along with receipting.
  • Sends minimum survey requirement form to surveyor when order is placed.
  • Ensures audit guidelines are met throughout project duration.
  • Requests, tracks and obtain bonds, letters of credit and release of bonds.
  • Processes third-party consents for rebuilds.
  • Supports the vision planning process.
  • Work with Portfolio Supervisors and Portfolio Managers to resolve property management issues (legal clearance, property disputes, condemnations, excess property issues, contracts, and deed restrictions, etc.).
