About The Position

The Senior Real Estate Specialist is responsible for overseeing and coordinating all aspects of an assigned portfolio of complex real estate transactions. The specialist is responsible for transaction management, market and financial analyses, acquisition, disposition, appraisal review, and leasing activities associated with of Texas A&M University System (TAMUS) real property.

Requirements

  • Bachelor's Degree in Business, Real Estate or related field or the equivalent combination of education and experience.
  • Five years of related experience with various types of commercial real estate including office, retail, multi-family, hospitality, medical, lab/research and/or land OR Master's degree to include three years of related experience.
  • Real Estate Expertise: Thorough knowledge of commercial real estate principles, advanced negotiation strategies, and market analysis methodologies.
  • Transaction Management: Proven ability to independently manage complex real estate transactions from inception to completion, including acquisitions, dispositions, and commercial leases.
  • Analytical & Technical Skills: Advanced analytical skills and proficiency with standard professional applications, including word processing, complex spreadsheets, and property databases.
  • Problem-Solving & Agility: Excellent problem-solving capabilities, keen attention to detail, and a strong ability to multitask and overcome project obstacles in a fast-paced environment.
  • Communication & Relationship Building: Strong verbal, written, and presentation skills, with a demonstrated ability to build strategic relationships across internal and external stakeholders.
  • Autonomy & Collaboration: Highly motivated self-starter capable of executing tasks independently with minimal supervision while collaborating effectively within a multidisciplinary team.
  • Discretion & Ethics: High level of personal responsibility, honesty, and empathy, with a proven ability to handle sensitive data and maintain strict confidentiality.

Nice To Haves

  • Master's degree (MBA, MS in Real Estate, or Juris Doctor).
  • Direct real estate transaction experience within a Texas state agency or public higher education system.
  • Experience with implementation of new software systems, processes, and procedures.

Responsibilities

  • Responsible for overseeing and coordinating all aspects of an assigned portfolio of complex real estate leasing, acquisition and disposition transactions.
  • Manages the transaction process from inception to closing.
  • Actively engages and assists in negotiations, determines transaction terms, and ensures fair consideration for the transaction.
  • Responsible for leading the drafting, reviewing, and/or issuing of various transactional and legal documents including but not limited to term sheets, letters of intent, purchase and sale agreements, deeds, leases, licenses, access agreements, and professional service agreements.
  • Leads due diligence by procuring, analyzing, and responding to services and documents including but not limited to environmental site assessment, survey, property condition inspection, examination of title, owner's title policy of title insurance, and appraisals.
  • Collaborates with System members, legal department, treasury, facilities, and external stakeholders (i.e. owners, property managers, tenants, brokers, title companies, consultants, and developers) to ensure seamless progression of all assigned transactions and projects.
  • Analysis/Reporting/Document Management.
  • Utilizes resources to prepare market reports.
  • Maintain and update System Real Estate Office records.
  • Maintains land holding information for the annual reporting to the Texas General Land Office (GLO) and other stakeholders.
  • Coordinate with staff to prepare documentation for Board of Regents' and Executive Committee meetings.
  • Ensures compliance with Board policies, System regulations, and all State and Federal laws.
  • Assist in ad hoc projects.
  • Performs all other duties as assigned.
