HVAC/Mechanical Technician – JLL What this job involves: The HVAC/Mechanical Technician is a hands-on technical role focused on maintaining, troubleshooting, and repairing facility equipment across all building systems. This position demands a very high percentage of "wrench time" and requires demonstrated technical expertise in HVAC maintenance and troubleshooting, combined with multi-skilled capabilities in plumbing, pipe fitting, and electrical work. You will be responsible for monitoring critical systems including chillers, boilers, cooling towers, and emergency backup equipment while responding to alarms and service calls in real time. This role directly supports JLL's commitment to delivering seamless facility operations across multiple buildings, ensuring optimal equipment performance and minimizing downtime for our clients. What your day-to-day will look like: Accept and log all complaint, status, and follow-up calls in the CMMS database, taking immediate action on all alarms and initiating corrective measures or follow-up procedures for alarm conditions occurring during your shift. Monitor, adjust, and maintain refrigeration, heat exchangers, HVAC systems, centrifugal chillers, cooling towers, VAV systems, boilers, hot water heaters, pumps, valves, piping, filters, and emergency backup systems to ensure proper operation. Analyze system operations, diagnose problems and malfunctions, record readings, and make necessary adjustments to maintain optimal equipment performance and report equipment conditions to the Chief Engineer or Assistant Chief Engineer. Perform comprehensive preventive maintenance on all base building and critical system equipment including assembling tools and supplies, completing work with minimal disruption, conducting immediate clean-up, and documenting all tasks on work order sheets. Install and repair plumbing, piping, tubing, pumps, motors, air compressors, heat exchangers, bearings, seals, valves, filters, and hot water systems while assisting with major repairs and maintenance projects. Wire single and three-phase motors under the direction of the Site Electrician, run conduit, pull wiring to machinery and operating parts, and install and repair electrical controls, switching, and motor controls. Check the CMMS system for new trouble calls a minimum of once every hour and ensure all repair and maintenance data including material costs, contract labor costs, and JLL effort is accurately captured on work orders.

Requirements

  • High school diploma or state equivalent required.
  • Minimum 3 years of hands-on experience working with HVAC and mechanical systems in commercial or industrial facilities.
  • Demonstrated ability to operate electric hand tools, work on ladders, carry tools, lift and carry heavy loads up to 50 lbs., and operate required equipment and motor vehicles.
  • Ability to communicate effectively through both oral and written reports with clear documentation practices.
  • Knowledge of OSHA standards and local building codes related to facility maintenance and safety.
  • Physical capability to work in close places such as closets, crawl spaces, attics, and vaults, as well as on building roofs.
  • Ability to frequently bend, twist, reach, and perform physically demanding tasks in various environmental conditions.

Nice To Haves

  • 2 years of related trade school education or equivalent technical training in HVAC, mechanical systems, or building trades.
  • Proficiency with computer-based systems and programs including Microsoft Office and Outlook for work order management and reporting.
  • Experience with CMMS database systems for logging service calls, tracking maintenance activities, and managing work orders.
  • Understanding of hazardous materials storage, usage, and disposal procedures in compliance with departmental policies.
  • Familiarity with JLL ESCP audit requirements and maintenance compliance standards.
  • Experience working across multiple building sites and coordinating maintenance activities in diverse facility environments.
  • Strong analytical skills for diagnosing complex mechanical and electrical system issues and implementing effective solutions.
