About The Position

Island Palm Communities is seeking a Special Projects Associate to join their team. This role involves responding to various work orders, with a focus on repairing building structures and associated mechanical, electrical, and plumbing systems. The primary responsibility is to perform maintenance functions throughout the community, including rental units, office buildings, residential areas, grounds, and parking lots. The associate will ensure all services are performed safely and contribute to positive customer feedback, documented through survey results.

Requirements

One year of work-related experience required
Must demonstrate basic competency in one of the following areas: carpentry, plumbing or electrical trades as assessed through written, verbal and hands-on assessments
Must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy
Basic familiarity with computers required. Must be able to utilize a mobile device including applications, email, and internet
Must be able to read, write, understand and speak English in order to follow basic instructions and take direction from supervisors
Ability to plan, organize and prioritize work, work to deadlines using sound judgement
Ability to adapt successfully to changing situations and environments, managing multiple assignments and tasks and work under pressure

Responsibilities

Respond to service calls and complete COM work and other property maintenance requirements, including cleaning, painting, interior/exterior decorating and maintenance, lawn maintenance, debris removal, basic plumbing, electrical work, smoke detector maintenance, repair or replacement of lights, roof repairs, heating/air systems maintenance, flooring, and appliance repairs.
Transport, install, and connect stoves, refrigerators, dishwashers, and other electrical and gas appliances.
Load and unload trucks and other conveyances; move supplies and materials by wheelbarrow or hand truck; stack materials for storage; collect refuse and salvageable materials.
Transport equipment, furnishings, and appliances to job sites.
Operate sweeping, pavement striping, or other equipment for which training will be provided.
Dig, fill, and tamp earth excavations; level grounds; shovel concrete; clean culverts and ditches; cut trees and brush; operate power tools and lawn mowers.
Remove flooring such as tile, sheet vinyl, ceramic floor tile, and plywood. Remove damaged drywall.
Operate power blowers or use brooms to clean rooftops, sidewalks, and driveways of leaves and debris. Ensure work-site cleanup.
Respond to and complete on-call after-hour emergency and urgent repairs as required.
Update work order status, including time, materials, and notes on mobile devices, accurately and timely.
Complete and submit all required paperwork accurately and timely.
Keep supervisor informed of activities, results, identified problems, and potential problems, and recommend corrective actions.
Maintain vehicle and vehicle inventory as prescribed.
