About The Position

An established residential homebuilder is seeking an experienced Site Development Project Manager to oversee site development operations for residential construction projects. This hands-on leadership role requires knowledge of grading, earthwork, underground utilities, and building pad preparation. The manager will independently oversee subcontractors, resolve field challenges, and take ownership of projects from site preparation through completion.

Requirements

• Experience in residential site development, civil construction, earthwork, or underground utilities.
• Strong understanding of grading, excavation, erosion control, and utility installation.
• Familiarity with GPS rovers, construction staking, and grading plans.
• Knowledge of soil compaction, geotechnical testing, and building pad preparation.
• Proven ability to manage subcontractors and multiple sitework activities.
• Hands-on leadership style, strong problem-solving skills, and ability to work independently.

Responsibilities

• Oversee grading, earthwork, erosion control, water and sanitary sewer installation, and building pad preparation.
• Manage sitework schedules, subcontractors, quality, and overall project execution.
• Coordinate GPS rover layout and staking operations; interpret grading plans, elevations, contours, and digital surface models.
• Identify discrepancies between engineered plans and field conditions and work with engineers to develop practical solutions.
• Manage soil testing, compaction inspections, and building pad approvals to ensure construction readiness.
• Maintain relationships with trade partners while ensuring safety, quality, accountability, and timely completion.
