About The Position

This position performs technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality. The technician completes service requests and preventive maintenance, prepares vacant apartments for move-in, maintains property grounds and common areas, documents work, and supports cost control and safety programs. The role may require periodic travel to assist other properties or attend training and business meetings. Technicians must be able to work a flexible schedule, including taking on-call shifts during evenings, weekends, and holidays.

Requirements

All Service Technicians must hold certifications required by applicable state and local jurisdictions.
A valid driver’s license is required to operate a golf cart on the property when applicable.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.
Ability to work a flexible schedule, including on-call coverage during evenings, weekends, and holidays.

Nice To Haves

EPA Type I and II or Universal certification for refrigerant recycling, applicable to Certified Service Technicians.

Responsibilities

Complete work orders from resident service requests and perform preventive maintenance by diagnosing problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Prepare vacant apartments for leasing and move-in by completing pre-move-out inspections, creating punch lists, coordinating vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting the work.
Track maintenance inventory, return unused supplies and equipment to their designated locations, and notify the maintenance supervisor when items need to be reordered.
Complete service-request documentation and other paperwork accurately and on time.
Maintain grounds, common areas, and amenities by picking up debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost-control programs by repairing parts when possible, avoiding waste, and using tools and equipment correctly.
Participate in routine safety meetings and required OSHA and other safety training, follow safety and risk-management policies, and report accidents and incidents promptly and accurately.
Periodically inspect contractors’ and vendors’ work to verify it meets quality standards, scope, and specifications.
Assist with routine and periodic property inspections, identify safety and maintenance concerns, and communicate the property’s physical needs to management.
