Service Technician III - HVAC

About The Position

The Service Technician III - HVAC is a member of the Property Management team who inspects, troubleshoots, and repairs HVAC systems in Progress Residential single-family homes. The role also performs other residential maintenance and repairs as needed, providing an outstanding customer experience while helping control costs and expenses. The technician assesses service requests, determines appropriate solutions, completes scheduled and emergency maintenance, and reports major repairs or replacements before spending funds. The role requires awareness of property conditions, prompt correction of unsafe conditions, compliance with company policies and applicable regulations, and professional, timely service.

Requirements

High school diploma or equivalent.
At least 5 years of general service and maintenance experience, including painting, plumbing, carpentry, electrical work, and drywall repair.
EPA certification.
At least 5 years of experience maintaining, cleaning, inspecting, and repairing warm-air furnaces, air conditioners, duct distribution systems, water heaters, and related piping and electrical systems.
Own the basic tools required to perform ongoing residential service work.
Reliable daily transportation capable of safely and professionally carrying required materials, such as ladders, water heaters, and appliances.
Valid driver's license in the state where the employee works.
Availability for on-call service, weekends, and evenings as needed.
Ability to work under pressure and meet multiple, competing, and tight deadlines.
Ability to interact tactfully and professionally with residents, vendors, and contractors.
Strong organizational, communication, and interpersonal skills.
Ability to sit and stand for several hours, climb stairs repeatedly throughout the day, and lift 50 pounds with ease.
Knowledge of applicable laws and EPA and OSHA regulations.
Working knowledge of Microsoft Office and proficiency using a handheld computer.
Honest and ethical conduct, and ability to handle matters confidentially.

Nice To Haves

Technical college or trade program education with HVAC certification.
Experience repairing all makes and models of residential appliances in customers' homes.
Ability to maintain, inspect, diagnose, troubleshoot, and repair or replace defective components on standard household appliances.
Ability to install all makes and models of residential appliances.
Previous experience in the single-family or multi-family rental industry.
Experience using a smartphone or iPad.

Responsibilities

Assess service requests promptly and determine appropriate steps to resolve them while providing outstanding customer service.
Perform scheduled and unscheduled or emergency preventive maintenance, inspections, and service requests, including equipment or system replacement and modifications.
Maintain and repair electrical, plumbing, HVAC, appliance, irrigation, structural, flooring, roofing, lighting, fireplace, door, window, leak, drywall, painting, pool, and other property service areas as required.
Diagnose advanced HVAC issues and repair or replace defective equipment, components, or wiring.
Report major repairs or replacements before incurring expenditures.
Monitor property conditions and promptly address unsafe conditions.
Conduct business in accordance with company policies, procedures, and applicable state and federal regulations.
Uphold workplace safety standards and practices.
Complete service requests professionally and in a timely manner.
Maintain regular attendance and punctuality.
Perform other duties as assigned.
