About The Position

LSA Management is seeking a hands-on maintenance leader to serve as a Service Manager (Apartment Maintenance Supervisor) with HVAC and multifamily experience in Charlotte, NC. This role involves leading the service team, managing daily maintenance operations, overseeing service requests and work orders, managing unit turns, ensuring preventive maintenance, maintaining safety standards, tracking inventory and budgets, and training staff. The company is rapidly scaling, offering significant growth opportunities.

Requirements

  • 3–5+ years in multifamily maintenance
  • Prior experience as a Lead Tech or Service Manager
  • Strong skills in HVAC, plumbing, electrical, appliances
  • EPA Certification required (Universal preferred)
  • CPO preferred
  • Valid driver's license required
  • Ability to work on-call rotation and flexible schedule

Responsibilities

  • Lead and manage daily maintenance operations and service team
  • Oversee service requests, work orders, and completion timelines
  • Manage unit turns / make-readies (inspections, vendors, quality control)
  • Ensure completion of preventive maintenance programs
  • Maintain OSHA compliance and site safety standards
  • Track inventory, supplies, and maintenance budgets
  • Maintain grounds, amenities, and curb appeal
  • Train and develop maintenance staff
