About The Position

Aeon is seeking an experienced property management professional to join their team as a Senior Roving Property Manager. This role is crucial for supporting properties during Property Manager vacancies or when additional assistance is needed, ensuring smooth daily operations and minimizing disruptions. The position also involves leading the Operations Recovery Team to reinforce established processes and procedures at properties requiring enhanced operational support. Key responsibilities include overseeing daily operations, guiding on-site staff, and ensuring the completion of core property management tasks. The Senior Roving Property Manager may also assist in training and supporting new Property Managers. The role reports to the Portfolio Director.

Requirements

  • Significant experience leading and developing property management teams is required.
  • Experience with affordable housing programs (such as Section 8 or Tax Credit) is required.
  • Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
  • Excellent communication skills and ability to maintain positive resident relations resulting in strong resident retention.
  • Must be a resourceful problem-solver and relationship-builder with a commitment to excellence and Aeon's mission.
  • Solid and proven work ethic with the ability to use good judgment, prioritize and execute wide-ranging workload in a fast-paced environment.

Nice To Haves

  • Proven track record of preparing, understanding, and managing budgets, as well as increasing net operating income, is preferred.
  • Experience working with individuals experiencing or significantly impacted by mental health, substance use, poverty, and trauma is a plus.

Responsibilities

  • Lead, Motivate, and Direct Team: Provide ongoing training, coaching, and development to on-site staff. Address performance issues constructively. Conduct annual performance reviews. Support team growth through professional development opportunities. Delegate tasks effectively. Ensure adherence to Aeon's policies and procedures. Hold team members accountable for performance expectations. Partner with Talent Acquisition for recruitment and hiring.
  • Financial Management: Assist in developing annual operating budgets. Prepare monthly financial variance reports. Support annual capital expenditure projections. Monitor and collect property receivables. Control expenses and optimize property profitability.
  • Physical Asset Maintenance and Supervision of Contractors: Oversee property maintenance and cleanliness by guiding maintenance and cleaning teams. Ensure timely completion of work orders for resident units and common areas. Inspect the property regularly and address hazardous conditions. Review vendor performance and invoices. Inspect apartment turns for readiness and quality standards. Prepare for and monitor quality inspections (REAC, Section 8, MPHA).
  • Leasing and Marketing: Achieve and maintain property occupancy goals. Ensure marketing practices align with fair housing requirements. Collaborate with the Marketing Department and external partners. Lead the full leasing process, including waitlist management, property showings, application processing, and move-in tasks. Maintain resident retention through timely lease renewals/recertifications.
  • Affordable Housing Compliance: Meet with residents to complete housing eligibility certifications. Ensure accuracy and timeliness of certification files. Prepare for and execute property inspections with monitoring agencies. Assist the Compliance Team with information and documents for external funding/oversight agencies.
  • Customer Service and Relationship Building: Ensure residents and guests are served positively. Collaborate with team members and external parties to support resident housing stability. Lead and model culturally responsive customer service strategies.
  • Administrative Management: Ensure quality employee selection, training, and performance. Maintain accurate property files and records in compliance with regulatory requirements and Aeon's policies.
