About The Position

The Senior REO Specialist plays a critical role in maximizing recovery on real estate owned (REO) assets by managing the disposition process from acquisition through sale. This position is responsible for overseeing a portfolio of properties, coordinating with internal stakeholders and third-party vendors, analyzing property valuations, and executing asset disposition strategies that optimize investor returns while minimizing expenses and risk. In addition to portfolio management responsibilities, the Senior REO Specialist serves as a market owner within assigned geographic territories, developing expertise in local market conditions, broker networks, and regional disposition strategies. The role requires regular interaction with field partners and periodic property inspections to ensure assets are being managed appropriately and service providers are meeting performance expectations. Success in this role requires strong analytical abilities, effective vendor and timeline management, attention to detail, and a thorough understanding of the mortgage servicing and default environment. The ideal candidate is a proactive problem solver who can effectively manage multiple priorities in a fast-paced setting while ensuring compliance with company policies and applicable regulatory requirements.

Requirements

  • High school diploma or GED.
  • 4+ years of experience in REO, mortgage servicing, default servicing, asset management, foreclosure, loss mitigation, or a related field.
  • Ability and willingness to travel within assigned territories as business needs require.
  • Valid driver's license and ability to travel independently to property locations.
  • Proficiency in Microsoft Office Suite, including Excel, Word, and Outlook.
  • Ability to analyze property valuations, reports, financial data, and market trends.
  • Ability to leverage local market intelligence and field observations to support asset management and disposition decisions.
  • Strong organizational and time management skills with the ability to manage multiple priorities simultaneously.

  • Ability to walk interior and exterior property areas, navigate stairs, uneven terrain, and varying weather conditions as required during property inspections.
  • Ability to operate a motor vehicle and travel independently to assigned locations.

Nice To Haves

  • Experience working with mortgage servicing platforms and default servicing systems.
  • Experience conducting property inspections, field visits, vendor oversight activities, or asset management-related site evaluations.
  • Experience with mortgage servicing or REO-related platforms such as Pyramid, MSP, Black Knight/LPS, Sagent, or similar systems preferred.

Responsibilities

  • Manage the disposition of a portfolio of REO assets throughout the asset lifecycle.
  • Review appraisals, broker price opinions (BPOs), and market data to determine asset values and recommend disposition strategies.
  • Develop and execute sales strategies that maximize investor recovery while minimizing carrying costs and losses.
  • Coordinate and oversee third-party vendors, including real estate agents, attorneys, preservation companies, and other service providers.
  • Monitor asset timelines to ensure timely listing, marketing, sale, and disposition activities.
  • Track portfolio performance and ensure the timely receipt and distribution of reports and documentation.
  • Identify process improvement opportunities and recommend operational enhancements.
  • Maintain compliance with investor guidelines, company policies, and applicable federal and state regulations.
  • Stay informed on industry trends, regulatory changes, and best practices within mortgage servicing and REO operations.
  • Conduct onsite property inspections, including scheduled and potentially unannounced site visits, to evaluate property condition, assess marketability, verify occupancy status, and ensure assets are being maintained appropriately.
  • Evaluate the performance of local agents, brokers, preservation vendors, and other third-party service providers through both portfolio oversight and field observations, escalating concerns and recommending corrective actions as necessary.
  • Develop familiarity with assigned geographic markets, including local real estate conditions, broker and vendor networks, pricing trends, and market dynamics that may impact asset disposition strategies.
  • Serve as a market owner for assigned territories, providing local market insight and recommendations that support asset valuation, listing strategies, vendor management, and recovery objectives.
  • Travel to assigned markets and properties as business needs require. Travel may extend beyond the employee's local market and may encompass a broad geographic territory based on portfolio needs.
  • Build and maintain effective working relationships with local real estate professionals, brokers, agents, and service providers to support successful portfolio management and asset disposition outcomes.
